In Corpus Christi, Texas, a proposed luxury RV park project is facing opposition from residents, prompting the city council to schedule a zoning vote and revisit the proposal on July 30. Spearheaded by John Pieprobon, the project aims to transform a tract of land off Highway 361, just north of Mustang Island State Park, into a high-end recreational destination.
The proposal has not been without obstacles. Despite initial approval, the project faced a setback when additional landowners voiced their opposition. According to an article published by 3News on July 25, Al Raymond, director of development services, mentioned that two more individuals have opposed the project.
“So that makes it like over 70% in opposition so it can’t go on the consent agenda next Tuesday. So, it will have to be pulled,” Raymond said. The proposed RV park is scheduled for a July 30 city council meeting.
Pieprobon’s vision extends beyond a typical RV park, encompassing a masterplan that includes single-family residential lots, a hotel, and a small retail strip center.
Councilman Dan Suckley explained the project’s scope, stating, “This luxury RV park is just one portion of his overall masterplan for that tract that he has. It’ll be a luxury RV park but he’s also going to have some single-family residential lots he’s going to be developing, and a high-rise hotel and also a small retail strip center.”
Suckley also highlighted the potential development, saying, “It was great that we paved the way for this developer to spend tens of millions of dollars on our community and build what appears to be a first-class property.”
The project aligns with Pieprobon’s vision of creating an “international coast-to-coast” destination. “We try to build a hotel and a luxury RV park upscale which is going to be international coast to coast,” Pieprobon said.

Despite Pieprobon’s vision for a luxury RV park in Corpus Christi, opposition from a small number of landowners led to delays.
