TJO 10×10 Management, an operator of self-storage and outdoor hospitality properties, has launched a full-service third-party management program for RV resorts and campgrounds.
Leveraging its experience managing the Great Escapes RV Resorts portfolio, the company aims to provide independent and mid-sized park owners with corporate-level operational, marketing, and revenue management support nationwide.
TJO 10×10 Management currently manages more than 5,000 sites and rentals across 23 RV resorts and campgrounds in nine states.
Its properties include award-winning Jellystone Park Camp-Resorts and premium Great Escapes RV Resorts destinations, collectively spanning over 1,500 acres and employing more than 300 team members during peak season.
“TJO 10×10 Management has been quietly redefining what’s possible in property performance,” Troy Sheppard, chief operating officer, said in a press release.

The new third-party management program offers a comprehensive suite of services, including day-to-day operations and staffing support, marketing, branding, and digital strategy, as well as revenue management and yield optimization.
Additional offerings cover capital planning, project management, accounting, financial reporting, technology integration, data analytics, and guest experience programming.
TJO 10×10’s portfolio demonstrates the program’s flexibility, encompassing high-amenity, family-focused resorts such as Great Escapes Bryan–College Station and Jellystone Park North Port Huron, alongside long-term stay parks like Idaho Sky RV Resort and Great Escapes Elgin. This range highlights the company’s ability to scale systems and maintain operational consistency across diverse property types.
The move reflects a growing trend in the outdoor hospitality sector, where independent and mid-sized park owners increasingly seek access to professional management expertise to compete with larger, branded resorts.
