Blue Terra Adds Washington KOA Campground to Growing Outdoor Hospitality Portfolio

Blue Terra Management has acquired the Pasco/Tri-Cities KOA Journey in Washington, expanding the company’s outdoor hospitality portfolio to more than 1,250 RV sites across seven parks, resorts and campgrounds, according to Kampgrounds of America.

The acquisition expands Blue Terra Management’s presence into Washington’s Tri-Cities region and adds a year-round KOA campground to its portfolio. 

The property is located at 8801 Saint Thomas Drive in Pasco and provides access to Pasco, Kennewick and Richland.

Blue Terra Management operates as an outdoor hospitality operating and investment platform, with services spanning day-to-day property management, revenue management, site optimization, business development, financial reporting and analysis, budgeting, marketing and branding, and asset management, according to KOA.

“These three campgrounds each stood out because of their exceptional locations, and the Pasco / Tri-Cities KOA Journey is no exception,” said Jake Fink, managing principal of Blue Terra Management. 

“Joining the KOA family allows us to build on a trusted brand while continuing to invest in quality guest experiences across our growing portfolio,” Fink added.

The campground serves travelers visiting southeastern Washington’s wineries, rivers and outdoor recreation and provides a base for exploring the Columbia Basin, according to KOA.

The Pasco / Tri-Cities KOA Journey includes an indoor swimming pool and spa, KampK9, a playground, basketball court, Kamping Kitchen, RC track, rock crawling course, laundry facilities and year-round accommodations.

KOA said campgrounds also contribute to local economies. Its annual Camping and Outdoor Hospitality Report found that campers injected $66 billion into local economies in 2025, with the average camper spending more than $200 per day while camping. 

The report also found that 33% of campers were interested in visiting small towns, while 38% were drawn to historic sites.

The Pasco / Tri-Cities KOA Journey is one of more than 500 KOA campgrounds open to the public in the United States and Canada. KOA Journey properties are positioned as convenient stops for travelers and include features such as long pull-thru RV sites and after-hours check-in.

The campground is open year-round, with reservations available through its website and the KOA App.
