Plans Submitted for 160-Pitch Holiday Park Near Amble in Northumberland

Plans have been submitted to develop a new holiday park in Northumberland that would include 120 static caravan pitches and 40 touring caravan and motorhome pitches, according to a planning application filed with the county council. 

The proposal was submitted by Northumbrian Leisure, a family-run business seeking to expand its portfolio of holiday parks in the region.

The application seeks permission to change the use of agricultural land located northwest of Togston East Farm, near the A1068 road and the hamlet of Radcliffe. The site is approximately one mile south of the coastal town of Amble. 

If approved, the project would introduce a 160-pitch holiday park alongside an administration building and associated infrastructure such as internal access tracks, parking areas, electric vehicle charging points, and LPG gas storage facilities.

Planning documents submitted with the proposal indicate that the development has been designed with a landscaping strategy intended to integrate the park with the surrounding rural environment. 

According to the design, access, and planning statement, the project would be implemented in phases over an estimated five-year period. During that time, landscaping elements would be established and allowed to mature as the development progresses, according to the Northumberland Gazette.

The planning statement submitted on behalf of Northumbrian Leisure says: “The development is expected to make a positive contribution to the local economy by enhancing the tourism offer in Northumberland and supporting its promotion as a key visitor destination, particularly along the well-established coastal tourism route.

“Based on data from the UK Caravan and Camping Alliance – Pitching the Value 2024 report and assuming a moderate occupancy rate of 50% (the Site Operators’ own data exceeds this), the proposed 160-pitch holiday park could generate off-site annual visitor expenditure exceeding £2million, with a substantial proportion of this spend supporting independent local businesses and the wider coastal economy.

“The development will also support the growth of an established Northumberland business and create at least six full-time equivalent jobs.

“Comprehensive technical evidence confirms that the site is free from insurmountable constraints, can be safely accessed and will not increase flood risk.

“The design and landscaping strategy ensures the scheme integrates sensitively into the rural setting and enhances local landscape character.

“The site density of the 160 pitches is low at 23 pitches per ha. Caravans and tourers are single-storey structures with minimal height impact.”

For professionals in the caravan and outdoor hospitality sector, the proposal reflects several ongoing trends shaping new park developments in the United Kingdom. 

These include mixed accommodation models combining static caravans with touring pitches, phased development timelines to manage capital investment, and the inclusion of electric vehicle charging infrastructure as part of site planning. 

Developers are also increasingly referencing industry data—such as the UK Caravan and Camping Alliance’s Pitching the Value 2024 report—to estimate economic impact and demonstrate potential benefits to local communities.

If approved by Northumberland County Council, the project would expand Northumbrian Leisure’s operations and add new accommodation capacity along the county’s coastal tourism corridor, an area that has seen continued interest from visitors seeking caravan and motorhome-based holidays.
