Fenland Approves Glamping and Wellness Development at Former Karting Site

A proposal to redevelop a former go-karting site in March, Cambridgeshire, into a wellness-focused glamping destination has received planning approval from Fenland District Council following an application submitted at the end of 2025. 

The approved plans relate to land at the former Krazy Karts site on Creek Road, which has operated under the current ownership for 27 years.

The development will include the construction of five glamping pods alongside a dedicated wellness center. Supporting infrastructure such as recycling and refuse storage, external decking, footpaths, and site-wide landscaping is also part of the approved scheme. 

Plans outline the introduction of communal outdoor areas, as well as the planting of native trees, shrubs, and meadow grass with wildflowers to enhance biodiversity and align with environmental considerations.

According to the Fenland Citizen, the project is intended as a small-scale, “sustainable development” designed to provide “subtle and discreet” countryside accommodations for visitors seeking short breaks and weekend stays. 

The statement adds: “The proposed glamping site will offer contemporary, luxury holiday accommodation to visitors. The proposed modern and unique accommodation with a sauna pod and outdoor relaxation spaces will allow visitors to relax in a natural setting.”

Two of the five pods will be larger units designed to accommodate families, while the remaining three will be smaller. 

The site is expected to operate year-round, positioning it as a destination for visitors in all seasons. The wellness center will also be available for private hire, supporting activities such as wellness retreats, training sessions, and day-use experiences.

In a supporting statement, the applicant emphasized a focus on health and well-being as a central element of the project, drawing on previous experience managing wellness retreats and holiday properties in the Caribbean. The applicant said: “I believe the property at Creek Fen is ideal as it has a sense of calm, it’s quiet and beautiful all seasons.”

For professionals in the outdoor hospitality and glamping sectors, the project reflects a continued shift toward integrating wellness offerings into accommodation models. 

The inclusion of facilities such as sauna pods and dedicated retreat spaces highlights opportunities to diversify revenue streams beyond overnight stays, particularly through private bookings, group retreats, and off-season programming. 

Additionally, the emphasis on native landscaping and low-density development may signal increasing alignment with planning expectations around sustainability and environmental integration, factors that could influence future project approvals in similar rural locations.
