Epworth Fields Holiday Park Wins Appeal for 17 New Lodges in Expansion Plan

Epworth Fields Holiday Park in North Lincolnshire has won its appeal to expand, as reported by MyLocal. The approved plans include the addition of 17 new static lodges, increasing the total to 41, along with the creation of a new pond, filling in of an existing pond, new parking bays, and a reception block.

The proposal was initially refused by the council’s planning committee, facing opposition from neighbors and Epworth Town Council. However, the planning inspector overturned the council’s decision, allowing the scheme to proceed.

The inspector stated, “The site has a strong sense of containment from the surrounding countryside afforded by the existing boundary features. The proposed development would not be highly visible or intrusive when viewed from the surrounding area.

William Lee, the owner of Epworth Fields Holiday Park, expressed satisfaction with the outcome, saying, “We are very happy the planning inspector came to the right decision on overturning North Lincolnshire Council’s planning committee decision to refuse the application, even after recommendation of approval from the council planning officer.

Lee added, “The new development will be an exciting project as it is building on our goal to create a five-star Luxury Park within Epworth. We are looking to provide luxury lodges and a well-stocked fishing resort for our customers to enjoy.”

Lee’s vision for the park extends beyond physical improvements. He aims to leverage Epworth’s religious heritage to attract international visitors, particularly from countries with large Methodist congregations.

Lee explained, “We would consult with business in the area to create package holidays and look to welcome international visitors to the area, as the Methodist church has a large congregation in such countries as America, Canada, Australia and New Zealand.”

The appeal decision includes several conditions to address concerns raised during the planning process. To address issues raised by residents, including drainage, traffic, wildlife impact, and loss of privacy, the inspector has imposed conditions such as drainage and biodiversity management plans. An alternative location for the holiday park’s bins is also required.

Residents raised concerns about noise and anti-social behavior associated with the holiday park. However, the sources do not mention the inspector’s specific findings on these issues.

The expansion aligns with Lee’s vision to transform Epworth Fields into a “five-star luxury lodge site.” The proposal includes the removal of existing touring pitch space, which is in line with this vision. Since acquiring the park in October 2021, Lee and his wife have invested in renovating holiday cottages, roads, and driveways for holiday homes.
