Aermont Completes Acquisition of Park Holidays From Sun Communities

Aermont Capital has completed its acquisition of Sun Communities’ UK assets in a transaction valued at approximately $1 billion, bringing Park Holidays, a major UK holiday park operator, under new ownership.

London-based law firm Macfarlanes advised Aermont on the transaction, which was carried out through Aermont affiliate Panther Bidco Limited. 

The Macfarlanes team was led by Victoria Hills, head of private capital real estate, and Greg James, a mergers and acquisitions (M&A) partner. The wider legal team included specialists in M&A, private capital real estate, financing, real estate, tax, and financial regulation.

The completed transaction includes Park Holidays, which operates more than 50 locations across the UK. The business is part of the country’s leisure and hospitality sector and operates holiday parks serving the domestic tourism and vacation market.

For Park Holidays, the ownership change represents a transition from Sun Communities to Aermont. In May 2026, Park Holidays CEO Jeff Sills said the company was looking forward to “the next chapter for the business under Aermont’s ownership and remain[s] excited about the opportunities ahead” while expressing gratitude for Sun Communities’ “partnership and support over the past several years”.

Sun Communities said the transaction supports its strategy of concentrating its portfolio on manufactured housing and recreational vehicle-focused operations in North America.

“I want to thank the Park Holidays team for their commitment, partnership and contributions throughout our ownership, and for the professionalism that made this a smooth and orderly closing,” said Sun Communities CEO Charles Young in a news report by International Comparative Legal Guides. “We are proud of what we built together and wish the team continued success in this next chapter under Aermont’s ownership.”

The transaction was advised on the buyer side by Macfarlanes, while Jones Day and Taft Stettinius & Hollister acted as legal advisers to Sun Communities.

For outdoor hospitality operators and investors, the transaction provides another example of institutional ownership activity involving established holiday park portfolios in the UK. Park Holidays’ network of more than 50 locations gives the new owner an existing operating platform across multiple destinations rather than requiring growth primarily through new-site development. 

The change in ownership could therefore be relevant to how the business approaches future investment, acquisitions, park improvements, and accommodation or guest-experience strategies, although specific plans from Aermont were not detailed in the announcement.

The completion also marks a change in strategic direction for Sun Communities, which is now focused on its North American manufactured housing and RV-related assets. For the UK holiday park sector, the transaction places one of its larger multi-site operators under the ownership of a European asset management group as the business enters its next phase.
