Glamping Project in Napa Awaits Council Vote After Planning Commission Approval

Napa’s Planning Commission has recommended the approval for a 13-acre glamping resort proposed by AutoCamp, a luxury outdoor lodging company operating across the United States. The development is planned for an undeveloped parcel located west of Silverado Trail, between Hagen Road and Stonecrest Drive, and would feature up to 100 onsite trailers and tents. The proposal now awaits review and approval by the Napa City Council.

AutoCamp, already operating similar resorts such as AutoCamp Russian River in Guerneville, offers a mix of Airstream trailers and luxury tents to provide a camping experience with the convenience of modern amenities. 

The Napa site plans to feature a diverse range of accommodations, including teepees, yurts, and stationary camper trailers. According to the city’s staff report, traditional RVs and personal travel trailers would not be permitted on the site.

The idea behind the Napa glamping resort is to create an accessible middle ground between traditional camping and conventional lodging, offering a “turnkey camping experience.” As Bernie Corea, AutoCamp’s director of acquisitions, stated, many travelers appreciate the concept of camping but are deterred by the effort and equipment needed.

AutoCamp aims to eliminate these barriers while retaining the outdoor experience. Alongside its glamping units, the resort will also include five permanent buildings featuring amenities such as a clubhouse, pool, lounge area, and recreational spaces connected by trails and a pedestrian path.

According to an article published by The Press Democrat, the project site, owned by the Mead family, sits along the flood-prone Milliken Creek. Parry Mead-Murray, the current owner, is the project applicant. In 2018, a plan for a four-home subdivision was approved but later abandoned due to complications and costs associated with flood mitigation. The high costs led them to explore alternative options, resulting in the glamping resort proposal.

The glamping concept emerged as a feasible solution in August 2022, though it faced challenges aligning with existing city zoning regulations. Planning commissioners initially expressed concerns over allowing commercial campgrounds within residential zones. 

The project’s current iteration will require the City Council to approve a zoning amendment and revise the city code to specifically define glamping campgrounds, in addition to granting use and design permits.

At the October 17 meeting, public feedback highlighted various concerns, including potential traffic congestion, fire hazards, and environmental impacts.
