The Chino Valley Town Council convened to discuss a proposal for the development of a luxury RV park at Old Home Manor, prompted by a presentation from Economic Development Director Maggie Tidaback.
The council voted unanimously, with one member recusing herself, to hold a study session focused on the potential project. The proposal, submitted by Rodeo Drive RV Park, seeks a conditional-use permit and aims to offer various amenities, including a substantial 4,800 square-foot clubhouse, on a 26-acre. The site will feature 184 RV units.
Some council members expressed concerns about the process, highlighting a need for clearer communication. Concerns voiced by both the council and the public centered on the implications of the project and its fit within the town’s existing framework, with particular attention paid to community impacts.
According to an article published by The Daily Courier, Councilwoman Annie Perkins recused herself from the discussions due to a potential conflict of interest. Her absence allowed the remaining council members to delve into various aspects of the proposal without her input.
While Tidaback asserted that studies indicate an average visitor spending of $475 per day, Councilman Bob Schacherer expressed concern about this figure and requested additional details.
Councilman Eric Granillo also raised concerns about the duration of stays at the RV park, with Tidaback indicating that visits would typically be seasonal. The discussion also touched on zoning classifications, with Councilman John McCafferty questioning how the RV park fits within Business Park zoning.
“I love the idea of an RV Park, but we don’t want to make short-term decisions with long-term consequences. We need to protect the community short-term and long-term,” McCafferty explained.
Concerns regarding the town’s capacity to manage increased water and sewer demands were brought to the forefront, with Public Works Director Frank Marbury indicating that existing infrastructure may struggle to accommodate the proposed development.
