UK Village Hotel Tries To Get Plans For Glamping Pods Approved For Third Time

A village hotel launched a third attempt at getting their plans approved for glamping units a report said. 

The Manorview Group has lodged another application to build 10 pods in a greenbelt field immediately north of the Bowfield Hotel and Country Club in Howwood after having similar proposals turned down last year by the council’s planning board and the Scottish Government following an appeal.

The chain, which also manages the Lynnhurst Hotel in Johnstone, hopes that elected members will accept some changes to the blueprint, the report said.

The planning bosses recommended that councilors approve the application subject to certain conditions.

Concerns had previously been raised by Howwood Community Council about the effect the structures would have on the landscape, while village councilor Andy Doig said he thought the roads and sewage network would not be able to cope.

A reporter for the Scottish Government also found the visual impact of this development to be unacceptable and expressed concern about the proximity to neighboring properties.

The Manorview Group proposes to move the pods 160m south of the nearest residential property and to house them closer to the hotel.

The hotel would screen seven of the structures from the road.

The Manorview Group stated in its application: “We believe that through our engagement with our neighbors and community, we have shown consideration for all perspectives.”

According to the report, the community council has taken the time to review their proposals and confirmed that they have no objections to the application.

“We have taken all feedback into consideration, particularly in relation to the visual impact of development and neighbor amenity.”

Alasdair Morrison, head of economics and development, stated that the development would bring people to the area while having minimal impact on the landscape.

Morrison stated that the proposal would encourage tourism to the area and create a site that is attractive to visitors. This will be a benefit to local businesses.

The proposal won’t have a significant effect on the visual appeal or the local landscape, and the road network can accommodate it.

“The pods are designed to fit the location. They are very low-profile and can be finished with acceptable materials.

“In terms of connection for drainage and water supply issues the applicant has confirmed that the proposal can be accommodated in discussions with Scottish Water, said the report.

“It is believed that the revised site layout addresses the concerns raised by the Scottish Ministers.”

If the proposal is approved, planning officials will ask for evidence that there is enough water to support each pod.

To minimize ground excavation, each lodge will have a lightweight timber frame on concrete pads with suspended timber floors.

Each one would measure approximately four meters high at the highest point above the central living space and be stained with natural colors.

Visitors could use the existing hotel parking lot and access the hotel, with lit pathways leading to the pods.

The site’s existing trees will be preserved. Manorview Group proposes to plant a mature conifer hedge at the northern boundary of the lodges, the report said.

The planning board will decide on the application next Tuesday at noon.
