New 10-Acre Holiday Park Destination Proposed at Frogs Hall

A proposal for a 10-acre holiday park at Frogs Hall has been resubmitted. Previous proposed projects for the site off the B1454 at Barwick, a small hamlet situated between Docking and Fakenham, were rejected last year following objections from local residents.

The proposed development, situated off the B1454 at Barwick, aims to transform the site into a holiday destination “The proposal comprises of the change of use of the land to station up to 46 cabins and the use of the existing dwelling on site, known as Frogs Hall, for use as a manager’s house and shop,” the design statement indicated, as reported by Fakenham & Wells Times.

According to the proposal, there is “an economic benefit and need” for such developments in the countryside. The project could potentially boost the local economy by creating jobs and generating economic activity.

However, the proposal faced opposition from local residents and authorities. The Stanhoe Parish Council previously expressed concerns about the area’s capacity to handle increased tourism. They pointed out that “Frogs Hall would be the third campsite within 1.5 miles” with access to the B1454, and the sixth holiday accommodation in the area.

“Stanhoe has no infrastructure, we are not on mains sewerage, and we have no public facilities other than a village hall and an upmarket gastro pub. There are no shops or other public facilities,” the parish added.

Other concerns were raised by the West Norfolk Council regarding the development’s scale and its potential impact on the local environment. “The proposed development would not contribute to or enhance the local environment and does not recognize the intrinsic character and beauty of the countryside,” the council stated.

The resubmission of the plans highlights the importance of clear communication in development proposals. For developers and holiday park owners, communicating with local residents and authorities can aim to address concerns early in the process. This approach can help mitigate opposition, ensuring that developments are beneficial for the local community.
