Pathfinder Ventures, an operator of RV resorts and manufactured housing communities, unveiled its latest initiative, Pathfinder Lifestyle Communities, a new division aimed at addressing Canada’s affordable housing shortage. The division focuses on acquiring and developing manufactured home communities (MHCs), offering a sustainable and cost-effective housing solution.

By utilizing manufactured housing construction within a land-lease community framework, these MHCs can be developed more quickly and economically compared to traditional housing methods. This approach makes homeownership more accessible to a broader segment of the population, particularly first-time homebuyers and those looking to downsize.
Joe Bleackley, CEO of Pathfinder Ventures, expressed enthusiasm about incorporating Pathfinder Lifestyle Communities into their growth strategy.
“We get calls weekly from customers looking to live in our RV Resorts long-term, and given the similarities in the operations, and expertise and experience in MHCs, it’s a natural progression for us to focus on Lifestyle Communities, while providing solutions to high housing ownership costs,” Bleackley said.
In a land-lease community, customers own their home, RV, or residence, but not the land it occupies. Instead, Pathfinder leases the land to the homeowner and offers various services to residents. This type of ownership is ideal for young first-time homebuyers or individuals seeking to downsize.
One of the key advantages of manufactured home communities is their status as a stable and attractive asset class. These communities show resilience, even during economic downturns, characterized by steady demand and consistent occupancy rates.
Pathfinder Lifestyle Communities also prioritizes sustainability. Manufactured homes are constructed with precision in controlled environments, reducing waste and promoting eco-friendly practices. These homes are energy-efficient and environmentally friendly.

The company already owns and operates a 10-unit MHC as part of its Parksville Camp Resort operation. This existing MHC has maintained 100% occupancy since Pathfinder acquired the property in 2020.
