The City of Cranbrook council has deferred a review and readings on the proposed development of an RV park at 2340-34th Avenue North following a vote on September 9. The proposal, which requires amendments to the Official Community Plan (OCP) and Zoning Bylaw, will be revisited in future council meetings.
The application seeks to change the current land use and zoning designations to accommodate the RV park on the 47-acre parcel adjacent to the existing Rocky Pine RV Park.
Currently, the property is designated as Low-Density Residential in the OCP and zoned Residential R-1 under the Zoning Bylaw. The proposed development would see 13.45 acres of the land redesignated for tourist recreation and rezoned as Tourist Commercial (C-6). The remaining 33 acres would retain its residential designation. The city’s decision to defer was based on the need for further details about the scope and impact of the development.
According to an article published by East Kootenay News Online Weekly e-know on September 13.The proposed RV park site lies to the west of the existing Rocky Pine RV Park. Other neighboring areas include medium-density residential properties to the south and the Cranbrook Community Forest to the north and east. The land is also bordered by commercial businesses on the highway corridor, adding to the diverse mix of land uses surrounding the proposed development.
In the city’s report, the applicant has not yet provided a comprehensive site plan with details such as the number of campsites, amenities, access routes, or servicing. This lack of information contributed to the council’s decision to defer. Additionally, questions remain about how the development will affect “traffic and infrastructure.”
The city also explained that the applicant intends to dedicate a portion of the property’s northwestern boundary to unserviced sites, with larger serviced sites planned for the remainder of the developable space.
“The City is striving towards sustainable development policies that optimize the tax revenue generated for new development for both short-term and long-term sustainability of providing services and infrastructure. The proposed development is still missing several technical details; however, the development will largely result in [an] RV Campground type commercial land use,” the report’s summary explained.
