HTL Property has been appointed to oversee the sale or lease of a well-established winery and hospitality property in Maiden Gully, just outside Bendigo.
The property, previously known as Balgownie Estate, is being marketed by HTL Property expert Scott Callow on behalf of Villawood Property.
The offering includes accommodations, glamping facilities, a restaurant, function spaces, and wine production and storage amenities spread across 16.51 hectares.
Villawood Property acquired the estate in late 2024 as part of a larger 200-acre landholding bordering a growing residential area northwest of Bendigo, according to a report by The Hotel Conversation.
The site has long been known for producing a variety of award-winning wines, both under its own label and for other regional wineries. However, there is potential for future redevelopment, as the vineyard may eventually be converted into a residential subdivision.
According to Callow, the estate presents a compelling opportunity for industry professionals seeking to expand their hospitality or beverage production businesses.
“The opportunity to acquire the improvements of Balgownie Estate will ideally suit a hospitality operator or wine producer. The current accommodation and glamping operations combined with restaurant and function areas have proved popular for many years,” he said.
Callow also suggested that the wine production facilities could be repurposed for brewery or spirit production, broadening its appeal to potential investors.
For hospitality operators, the property offers an established brand with significant history and goodwill, which could be leveraged to enhance an existing business or serve as a foundation for a new venture.
With a mix of accommodations, dining, and event space, the estate provides multiple revenue streams that align with growing consumer demand for immersive food and beverage experiences.
Additionally, industry stakeholders may see value in maintaining the estate as a regional hub for winemaking, as it has previously supported local producers by providing facilities for vintage production.

The property is being offered through an Expression of Interest campaign, with submissions closing at 4 p.m. on Thursday, April 10.
