Historic Spring Creek Holiday Park Seeks New Owner

Spring Creek Holiday Park, a campground in Marlborough, New Zealand, is now on the market as a freehold going concern. This sale presents an opportunity for either an owner-operator or an investor to acquire a piece of land and the business.

Located at 1199 Rapaura Road, Spring Creek, the holiday park is 7 km north of Blenheim and 23 km south of Picton. The site covers 1.53 hectares and includes 940 square meters of developed buildings. 

The land is zoned as a rural environment and benefits from dual access via State Highway 62 near its intersection with State Highway 1. This accessibility is an advantage for the property, ensuring ease of access for guests and operational efficiency for the business.

Another highlight is the campground’s accommodation options. They include powered and non-powered campsites, long-term metered sites, standard and ensuite cabins, newly built self-contained chalets, and a cottage. Additionally, there are shared backpacker rooms.

The campground also features a four-bedroom homestead built in the 1860s, a reception, an office area, and campground amenities.

Spring Creek Holiday Park guests can enjoy various facilities, including two communal kitchens, two ablution blocks, a laundry, a swimming pool, a television, a games room, barbecues, and a children’s playground. It is also pet-friendly, allowing pets in tents and powered campsites.

An onsite campground manager has expressed interest in staying under new ownership, ensuring business continuity and a smooth transition for an investor.

Spring Creek Holiday Park’s property, buildings, and business are being sold by negotiation through Erika Williams and Michael Ryan of Bayleys Marlborough. 

According to an article published by Stuff,  Williams highlights the rarity of land availability on the bank of Spring Creek and the potential for future development of the site.

“The large site is underutilized in terms of the built infrastructure currently in place, and there is an active consent for further accommodation units,” Williams said. 

Williams highlighted that the long-term value of the more-than 1.5-hectare site, situated near Blenheim and Picton, provides additional confidence to potential buyers, complementing the already well-performing and popular business concern.

In addition to the campground’s amenities, the holiday park is conveniently located near Spring Creek village, making it an ideal stop for travelers. The surrounding area offers numerous recreational opportunities, including vineyards, restaurants, hiking and biking tracks, fishing, wine tours, and heritage trails. 

Michael Ryan emphasized that the business has shown a clear positive income trajectory, with detailed financials available to interested parties upon signing a confidentiality agreement.

“The holiday park has year-round patronage for consistent cash flow, and the long-term powered sites are metered, providing income during the quieter winter season,” Michael Ryan said.
