Danville to Set Precedent for Future Developments with New Campground Amenities Regulations

In anticipation of potential growth and increased visitation, city planners in Danville are deliberating over proposed regulations that would limit access to campground amenities to registered guests only. 

The City Council will evaluate the new guidelines at their meeting on Tuesday, and if passed, these rules could reshape how future developments cater to visitors in the area.

Renee Burton, recently appointed as Danville’s city planning director, introduced these proposed changes, citing the importance of consistency and preparedness for future growth. Interestingly, Danville currently does not house any campgrounds. However, with plans for luxury RV park developments on the horizon, Burton’s preemptive measure may pave the way for new norms.

One development capturing considerable attention is The Palace Resort, a luxury RV park project spearheaded by Joe Cubas, manager of J. Cubas Holdings LLC. 

The Palace Resort, proposed to sprawl across roughly 46 acres near Goodyear Boulevard and Jenny Lane, could serve as a significant upscale addition to the city’s tourist offerings.

With its proposed unique features and high-end amenities, Cubas believes the RV park would harmonize perfectly with the upcoming casino resort in Danville.

Envisioned as a high-end resort, rather than a traditional “travel trailer park,” The Palace Resort plans to offer an impressive array of features. 

These include 333 RV sites, some outfitted with “casitas”. Additional facilities planned for the development include a restaurant, bar and grill, gym, entertainment rooms within a clubhouse, tennis and pickleball courts, and a collection of pools and spas.

Despite the allure of the resort, the proposal has been met with notable public resistance. Many locals have voiced concerns, specifically about potential traffic issues that such a large-scale development could bring. 

As a response to these apprehensions, the Danville Planning Commission has attached a significant condition to their recommendation for the special-use permit’s approval: the implementation of a comprehensive traffic impact study, a process that can potentially take up to a year.

As the city of Danville gears up for potential growth in its tourist sector, its city planning department is taking strides to ensure any developments align with the city’s standards and the interests of its residents.
