Terramor Outdoor Resort Seeks to Transform Old Campground into Year-Round Luxury Glamping Experience

Terramor Outdoor Resort, a subsidiary of Kampgrounds of America (KOA), has set its sights on the picturesque Adirondacks in Essex County as the location for its next glamping venture.

As per a report, the proposed $28.5 million project aims to revamp the old KOA site on Fox Farm Road in Wilmington, turning it into an 80-tent campground complete with a lodge, swimming pool, event pavilion, and employee housing.

Situated on approximately 65 acres of land, the campground is strategically located less than two miles from the famous Whiteface Mountain Ski Resort and is close to the West Branch of the Ausable River and state trailheads to the Wilmington Wild Forest, making it an ideal location for outdoor enthusiasts seeking a unique camping experience with modern amenities.

However, before the Terramor Outdoor Resort can become a reality, the Adirondack Park Agency must evaluate the project, which oversees public and private development in the area, as well as the state Department of Environmental Conservation, which is responsible for granting wastewater discharge permits.

This level of scrutiny aligns with the APA’s jurisdiction over the expansion of tourist accommodations on private lands in moderate-intensity use areas, typically characterized by more residential zoning.

KOA has previously encountered challenges with a similar project in the Catskills, where residents expressed concerns about further development.

However, Jenny McCullough, director of brand and operations for Terramor, remained optimistic about the venture, stating, “KOA is proud to continue our legacy of more than 30 years of business ownership in Wilmington NY/Lake Placid region. KOA will carry on its mission of connecting people to the outdoors and each other for all visitors to the community.”

The town of Wilmington is also cautiously optimistic about the proposed project, with Doug Nemec, the code enforcement officer, revealing that the old campground buildings were already demolished last year. The town’s planning board is awaiting approvals from the DEC, APA, and state Department of Health before finalizing the development.

If the project receives the green light, KOA plans to operate the Terramor Outdoor Resort from 7 a.m. to 10 p.m., seven days a week, throughout the year. The campground is projected to attract over 5,000 visitors in the summer and just under 2,000 in the winter. With plans for hard-sided tents that can be occupied even in cold weather and the addition of a wellness tent, pool, and cabana, the glamping experience at Terramor is expected to offer a unique blend of luxury and nature.

While opinions about the Terramor project may vary, it is undeniable that the proposed glamping destination can boost the local economy and offer visitors a distinctive camping experience in the heart of the Adirondack wilderness.

As the evaluation continues, all eyes will be on Terramor Outdoor Resort to see if it can successfully transform the old KOA campground into a year-round glamping destination.
