After nearly a year, New York State’s Pavilion Town Planning Board in a unanimous vote approved a resident’s request for a special use permit to construct Lokee Hikee Campground at 10156 Perry Road.
According to a report, the vote of approval came after some minor changes were made to the request and also with a number of conditions to be met by Jesse Coots, the applicant.
A propane tank has been relocated from the south to the north side of the main entrance using Bollard posts to safeguard the tank. The town’s zoning code permits only one for use on the premises, which is why the request of the applicant for a massage therapy business “has been dropped,” Planning Board Chairman Bill Fuest shared.
The proposed site comprises 26.4 acres from the 110 acres of land dotted with woods, wetlands, and rolling topography. The campground will be operated seasonally and will be well-maintained, landscaped, and family-friendly. It is also geared towards retirees and seasonal occupancies.
Facilities will include a registration facility, camp store, food service, as well as a swimming pool, public restrooms, shower facilities, and a fishing pond.
The applicant proposed 145 campsites to be constructed in multiple phases and to comply with the town’s zoning ordinance. Alongside the planning board’s approval, Genesee County and the New York State Department of Environmental Conservation have also examined the proposal.
