Residents of Gulf Park Estates Air Concerns over Incoming RV Park Development

Gulf Park Estates (Mississippi) is experiencing an influx of concerns from local residents as the development of a new RV park looms on the horizon. 

According to WLOX News, fears are mounting over potential traffic congestion, environmental repercussions, and an anticipated shift in the tranquility and dynamics of the residential community.

The RV park project is slated to repurpose the abandoned Pine Island Golf Course off Beachview Drive, a 400-acre property previously purchased by developers in March. The property, surrounded by the serene bayous of Simmons, Davis, Stark, and Ramsey, is set to metamorphose into a luxury park, accommodating up to 500 RVs.

Keith Broadway, a resident of Gulf Park Estates, voiced his concerns over the project.“This is a residential area, this is not a commercial area. These are city-style streets, not Highway 90 or the interstate. If they’re going to do something this size, they need to put it where it belongs: on the interstate,” Broadway explained to WLOX News.

Broadway’s worries are shared by his neighbor, Bob Jenkins, who raised critical questions regarding the environmental impact of the project. “What environmental studies have been done? What about the drainage?” Jenkins enquired, casting a spotlight on potential issues not fully addressed in the initial announcement of the project.

On the other side of the argument, Adam Dial, the developer, argued for a conservation-minded approach to the development

“It’s really a redevelopment of an asset because it has development on it from 50 years ago,” Dial clarified. According to him, only a quarter of the entire property, approximately 100 acres, will undergo development. The remaining 300 acres will be preserved in their natural state or partially converted into walking and cart paths.

A major concern looming over the residents pertains to how RVs will access the park, given that Beachview Drive, one of the two main access routes to Gulf Park Estates, is a narrow two-lane road with no shoulder. Responding to these concerns, Dial affirmed his belief in the ongoing efforts to ameliorate the situation. “Beachview Drive has been narrow and undersized for a long time.”

He added: “I believe Jackson County has known this and are taking steps to improve that. They have a final set of plans for the first portion, that’s my understanding.”

Despite these assurances, residents remain skeptical. Broadway voiced concerns over the projected influx of RVs, “In the mornings and afternoons, if you want to back out of the driveway, it’s a challenge. Someone has to let you out. Now you’re going to bring RVs down here?” he questioned.

The developers’ efforts to appease the residents include plans for a marina that will offer a taxi service to Ocean Springs, aiming to reduce traffic on Beachview Drive. However, this has prompted further apprehensions, particularly about the impact on local wildlife and noise pollution. 

“There’s osprey nesting right there on the water. They’re going to send all this boat traffic through there. Folks from out of town won’t care about the birds,” Broadway pointed out, adding that the proposed clubhouse, pavilions, and pools could disrupt the tranquility they sought when moving to Gulf Park Estates.

Caught between the local residents’ apprehensions and the developers’ assurances, the future of the RV park project remains uncertain. With residents ready to voice their concerns at the upcoming Jackson County planning commission meeting on June 21, the discussion promises to be a significant one.

The concerns raised in Gulf Park Estates echo across similar projects for campground owners and operators nationwide, highlighting the importance of environmental considerations, infrastructure suitability, and community harmony in any new development project.
