In a strategic move to diversify its investment portfolio, CrossCore has recently acquired Dennis Point Marina and Campground in Maryland, according to a report by The Southern Maryland Chronicle

The acquisition marks CrossCore’s journey into the leisure property investments market, capitalizing on the burgeoning demand for recreational properties. With the increasing popularity of campgrounds and marinas as leisure spots, such acquisitions are seen as lucrative ventures by real estate giants.

“Over the last several years, we’ve seen more investors add marinas and campgrounds to their commercial real estate portfolios,” Colliers SVP Andrew Cantor said. Colliers’ Leisure Property Advisors represented seller Dennis Point Partners.

The acquisition comes at a time when leisure properties are experiencing a surge in interest from investors. With a growing preference for outdoor activities and experiences, the leisure property market presents a unique opportunity for significant returns. “Marinas have continued to perform better than other product types and have been less impacted by rising interest rates. Dennis Point provides a great entry into the market for this buyer, with a stable cash flow and a straightforward operation,” added Cantor.

CrossCore’s vision for the Dennis Point Marina and Campground, however, goes beyond mere ownership. Plans are underway to upgrade the campground facilities, expand the wet slips, and enhance the existing amenities, ensuring visitors get a premium experience.
