St. Johns County to Review Proposed Ocean Club RV Park by DLP Capital

St. Augustine-based DLP Capital Partners plans to develop Ocean Club RV Park on a 37.88-acre property in Vilano Beach. The project proposes 166 RV parking spaces, with Matthews of DCCM of St. Augustine serving as the civil engineer.

The company acquired the site, consisting of three parcels at 3453 and 3455 Coastal Highway, for $15.03 million through Dream Vilano OC LLC on August 5.

The development proposal was filed with St. Johns County on August 2. The plans for Ocean Club RV Park are scheduled for review by the St. Johns County Development Review Committee on September 4 at the permit center in St. Augustine. This project marks the second RV park development by DLP Capital Partners in Northeast Florida. 

According to an article published by Jacksonville Daily Record on August 19, plans for the riverfront parcel include 9,600 square feet of improvements across 18 acres. These will feature a maintenance building, bait shop and bar, boat dock, pickleball court, and a clubhouse. 

DLP Capital, a private financial services and real estate investment firm, focuses on developing “attainable housing” for working families. According to DLP Capital’s Spring 2024 impact report, the firm manages $5 billion in assets. The company is led by founder and chief executive officer Don Wenner.

Its investments include multifamily and single-family rental homes, RV parks, and other live-work-play communities. After purchasing the site, DLP Capital Partners secured a $27.5 million mortgage from DLP Lending Fund LLC, an affiliated entity.

DLP Capital also owns Ocala North RV Resort in Reddick and Island Oaks RV Resort in Glen St. Mary. Additionally, the firm is an investor in the Gateway Jax project in downtown Jacksonville, which launched in 2023.

In November 2023, the company announced it had broken ground on Dream Outdoor Resort Callahan, which is expected to open in 2025 and will offer 2,500 RV pads along with a splash park, lazy river, and tiny home rental cottages.
