The El Paso County Planning Commission’s recent decision to reject a rezoning request for the Lazy Y RV Park has set the stage for a meeting of the El Paso County Board of County Commissioners.
This meeting will determine the fate of the proposed RV park. The commissioners will evaluate the planning commission’s recommendation on July 25.
The planning commission’s decision was based on the assessment that the proposed Lazy Y RV Park is incompatible with El Paso County’s master plan. Three planning commissioners reached this conclusion and voted against the rezoning request. They cited its nonconformity with the county’s vision, as reported by the New Falcon Herald on July 6.
Shawna Mistretta from Peyton expressed gratitude for the three planning commissioners who voted “no” on the proposed park.
She emphasized the importance of having a strong presence from the opposition group at the July 25 BOCC meeting, highlighting that the proposing LLC had professional backing. Mistretta urged the county commissioners to support the planning commissioners’ advisory decision.
“The LLC making this proposal has a professional firm who has doubtless been well-paid to push this through. The hardworking, middle-class opposition needs to keep holding the line. We hope the county commissioners will agree with the planning commissioners they have chosen to rely on for advising them on these proposals,” Mistretta said.
Despite the setback, the project’s proponents remain committed to addressing the issues raised during the planning commission meeting.
Scott Smith, project manager for the Lazy Y Rockin J Campground, expressed appreciation for the planning commission’s efforts and outlined their next steps.
He thanked the volunteer members of the El Paso County Planning Commission for their time and energy at the recent rezoning hearing for the Lazy Y Rockin J RV Park.
In addition, he mentioned that they will address the concerns raised at the meeting as they prepare for the Board of County Commissioners in July.
“It’s important to note that due to the complexity of the regulations and processes required by the county for a rezone, it is common practice to engage a professional land planner,” Smith said.
The rezoning effort sparked community concern, with nearby property owners voicing apprehensions about potential increases in traffic, noise, and the impact on property values. These concerns have been a driving opposition behind the organized opposition to the proposed RV park.
