Outside Capital believes that the outdoor travel industry is in the dawn of perpetual growth, driven by the shift in the way people gather and recreate. It is why the newly launched Los Angeles, California-based company is set on investing in outdoor or nature-based resorts, campgrounds, RV parks, and other real estate in the outdoor hospitality industry.
“Very excited to announce the launch of Outside Capital, a new investment platform purpose-built to capitalize and support premier real estate-driven projects in the outdoor hospitality sector,” David Smith, the company’s founder and managing principal, wrote in a LinkedIn post last month.
The new investment company has entered the growing business, firmly believing that the sector “offers better value for money than old-school luxury travel, making for an inclusive sector with a very broad addressable market.”
Not quite new to the world of hospitality investment, Outside Capital Founder & Managing Principal David Smith has structured over $1.5 billion of hospitality real estate transactions. Prior to establishing Outside Capital, Smith spearheaded the execution of non-recourse mortgage financing for both existing and development projects on behalf of AutoCamp. During his days as the senior director at RobertDouglas, he represented global investment firms and hotel brands in the structuring of hospitality real estate deals as well as mergers and acquisitions.
Now, Smith runs the investment company with a seasoned crew of hospitality real estate experts.
“I believe the emergence of outdoor hospitality as a distinct segment of the broader hospitality industry is one of the most exciting and durable trends in travel.”
Outside Capital provides capital solutions to owner-operators, landowners, developers, and brand-builders looking for opportunities to grow or monetize existing projects like campgrounds and RV parks.
With a track record of success, the team uses its experience to think creatively and deliver flexible solutions to help unlock the potential of quality projects in the great outdoors.
“Outside Capital’s mission is to use flexible capital and expertise from the wider world of hospitality real estate to responsibly contribute to the next stage of growth in this dynamic industry. To that end, we are fortunate to have enlisted the support of a world-class board of advisors with many decades of combined experience from across the commercial real estate, finance, and hospitality industries,” Smith wrote.
Outside Capital accomplished its initial investment earlier this year and is actively exploring new partnerships and opportunities.
