Unity Beach Holiday Park Seeks Approval for 1,100-Seat Theater in Brean

Unity Beach Holiday Park in Brean, Somerset is seeking approval for a new 1,100-seat theater and entertainment complex as part of a wider redevelopment program that includes a new outdoor lido, upgraded pool facilities, and additional leisure attractions planned for summer opening.

The proposed theater would feature a seaside pier-themed design with 740 seats on the ground floor and 360 seats on a first-floor balcony. According to planning documents, the venue would be reserved for guests staying at the holiday park who hold valid passes.

Operating hours would extend until 11 p.m. Sunday through Thursday and until 1 a.m. on Fridays and Saturdays. The plans also include an outdoor terrace and a children’s play area adjacent to the theater.

The development would replace the park’s existing RJ’s bowling and arcade facility with a new building containing bowling lanes, arcade games, food outlets, and a gift shop. An additional entertainment center is proposed within one of the site’s existing buildings.

Somerset Council is scheduled to make a decision on the planning application on July 9.

The proposal forms part of a broader £10 million investment program at Unity Beach Holiday Park. The park is preparing to open a new outdoor lido with cabanas and a dining area in July 2026, according to The Sun.

Other completed or ongoing works include refurbishment of the indoor swimming pool, upgrades to the soft play area, and improvements to the café and gym facilities. The toddler pool is also being converted into a splash pad.

Later phases of the project are expected to introduce an outdoor activity center with axe throwing and archery, a trampoline park, landscaped gardens, and a dog agility park, with these attractions anticipated to open during the summer.

Unity Beach Holiday Park is located adjacent to Brean Beach, which stretches for approximately seven miles. The park contains around 1,600 caravans and offers a range of water-based attractions, including flume rides.

Nearby, visitors can also access Brean Theme Park, which markets itself as the United Kingdom’s largest free-entry theme park and features more than 40 rides and roller coasters.

For operators in the outdoor hospitality sector, the project illustrates a continuing trend toward multi-attraction resort-style developments that seek to increase guest spending, extend dwell time, and diversify revenue beyond accommodation.

Investments in entertainment venues, water attractions, food service, and pet-friendly amenities are becoming increasingly common as holiday parks compete for longer stays and repeat visitation in the domestic tourism market.
