New South Wales Makes Huge Come Back In Cabin Occupancy This Year

The Caravan Accommodation Report by the Caravan Industry Association of Australia showed that cabin occupancy and revenue had significant year-on-year (YoY%) growth this 2022.

The report compiles deidentified data provided from caravan parks around Australia collected through Newbook, RezExpert, and RMS reservations systems and statistically compiled by BDO.

The report showed that the occupancy rate of cabins grew to 57% for August 2022, compared to the 33% occupancy rate for August 2021. The rate grew to its highest for the year in January 2022 and April 2022 at 68%.

The cabin occupancy rate for New South Wales had the biggest YoY% growth with an outstanding 254%. The state only had a 13% occupancy rate in August 2021, which grew to 47% this August. Victoria had the second highest YoY% occupancy rate growth with 95%.

The average daily rate (ADR) for cabins in the country also grew YoY% from AU$138 to AU$154 in August. The rate grew to its highest in January 2022 at AU$230.

New South Wales had the most significant change in ADR with 38%, from AU$114 to AU$157, YoY% for August. Queensland had the second highest YoY% change with 23%, from AU$131 to AU$162.

As for the revenue per available room (RevPAR), revenue for cabins grew from AU$46 in 2021 to AU$88 in 2022 for August. Revenue grew to its highest in January 2022 at AU$156.

New South Wales had the biggest YoY% growth in RevPAR with an exceptional 388%. The state only earned an average of AU$15 in August 2021, which grew to AU$75 in August 2022. Victoria had the second highest YoY% growth with 136% for August, growing from AU$28 in 2021 to AU$67 in 2022.

Australia has an estimated 1,600 caravan parks with over 40 sites and cabins in total. In a “normal” year, caravan park income totals approximately AU$2 billion nationwide, making it a vital source of income, jobs, and prosperity for its regions.
