Federation Council has opened an Expression of Interest (EOI) process for the redevelopment and long-term management of Ball Park Caravan Park in Corowa, New South Wales, seeking proposals from experienced developers and holiday park operators to modernize the waterfront destination and expand its role in regional tourism.
Located on the banks of the Murray River, Ball Park Caravan Park is considered one of Corowa’s established tourism assets and has long attracted visitors traveling through the Murray region.
Council officials said the project is intended to support tourism growth, improve visitor facilities, and strengthen the local economy through increased visitation and extended stays.
The EOI, identified as Reference 2026-305, invites operators or consortiums with experience in master planning, infrastructure development, and hospitality management to submit redevelopment concepts for the site.
Federation Council said it is seeking proposals that balance commercial viability with environmental considerations and visitor experience improvements.
Federation Council Mayor Cheryl Cook said the initiative represents an opportunity to reposition the park for future tourism demand while preserving its longstanding role within the community.
“Ball Park Caravan Park has been a cherished holiday destination for generations of families, but the time has come to unlock its true potential,” Mayor Cook told Mirage News.
“We are looking for a visionary partner with the commercial expertise and creative drive to transform this incredible Murray River site into a state-of-the-art, high-quality holiday precinct.”
Council indicated that potential redevelopment concepts could include new accommodation styles, upgraded amenities, and expanded recreational infrastructure designed to appeal to a broader range of travelers.
The project could also support increased visitation from the drive-tourism market, which remains a significant segment for regional caravan parks and holiday destinations across Australia.
“This is a rare opportunity to shape the future of Murray River tourism,” Mayor Cook said.
“Whether it’s introducing innovative accommodation options, premium eco-cabins, or enhanced family amenities, Council is eager to see proposals that respect our beautiful natural environment while injecting new vibrant energy into our visitor economy. The flow-on benefits for our local businesses, cafes, and retail shops will be substantial.”
The EOI process comes at a time when many regional caravan and holiday park operators are investing in accommodation diversification, including eco-cabins, glamping products, and upgraded guest amenities to meet changing traveler expectations.
Industry professionals have increasingly focused on mixed-accommodation offerings and higher-quality communal facilities to attract longer stays and higher-spending guests, particularly in riverfront and nature-based tourism destinations.
For operators and investors in the outdoor hospitality sector, the Corowa project may also reflect a broader trend among local governments seeking partnerships with private-sector tourism operators to upgrade aging tourism infrastructure while maintaining public access to regional destinations.
