The Haven of Cadillac Glamping Development Put on Hold as Developers End Property Agreement

A proposed 70-acre glamping development near Evergreen Golf Course in Clam Lake Township, Michigan, has been placed on hold after developers suspended work and indicated they intend to terminate their purchase agreement for the property.

Shelby and Ben Hastings of Beauvista Partners LLC had been pursuing The Haven of Cadillac, a planned luxury outdoor hospitality development that was expected to combine glamping accommodations with, in later phases, upscale RV sites. The property is located near Evergreen Golf Course.

In August 2025, the Clam Lake Township Board approved the developers’ request for a Planned Unit Development overlay and preliminary site plan for Phase 1 of the project. That initial phase called for approximately 15 to 20 glamping units, including eco-domes and mini cabins. The units were planned for a central portion of the property as a way to limit potential impacts on neighboring areas.

The development concept focused on a nature-oriented guest experience while retaining many of the site’s existing characteristics. Plans called for preserving rolling hills, woodlands, wetlands and a pond, while incorporating walking trails, dark-sky lighting and natural landscaping.

The project’s status changed recently when Cindy Warda, Clam Lake Township Downtown Development Authority director and zoning administrator, received an email from Shelby Hastings indicating that development work had been suspended and that the developers were terminating their contract with the McGuire family, which owns the property.

“They are wrapping up any loose ends. They appreciated Clam Lake’s guidance and assistance and the collaboration efforts of all parties involved,” Warda said. “She (Shelby Hastings) put this isn’t a goodbye to the area but a see you later.”

Warda said the development should not necessarily be considered permanently canceled. The land remains available for purchase, and she said the project could potentially return in the future, although it is unclear whether it would be proposed at the same property or at another location.

“There is still a chance that the project could resurface in the future,” Warda told the Cadillac News.

The project had remained active as recently as May. At that time, Warda had helped respond to an Ask Rover question about the proposed development and subsequently contacted the developers to seek an update. According to Warda, the Hastings said they had received an extension on their purchase agreement and were working on engineering for the project.

That engineering work included development of a site plan that would have needed to be presented to Clam Lake Township and approved before construction could begin. Warda said the review process was expected to take about a month.

The developers were also working with the Michigan Department of Transportation regarding access to the property and with the city of Cadillac to address utility requirements.

For outdoor hospitality operators and developers, the project illustrates the multiple stages that can affect a proposed campground or glamping development after preliminary approvals have been secured. 

Land acquisition, engineering, site-plan approval, transportation access and utility availability can all influence whether a project advances from planning into construction. 

The Haven’s current status also demonstrates that preliminary municipal approvals do not necessarily guarantee that a development will proceed, particularly when property agreements and other project requirements remain unresolved.

While The Haven of Cadillac is currently on hold, township officials have indicated that the concept could potentially return, leaving open the possibility of a future glamping or outdoor hospitality development in the Cadillac area.
