Cornwall Council Considers Proposal for New Campsite Near Trebah Garden

Cornwall Council’s planning officers are currently reviewing a proposal to establish a new campsite on land near Grove Hill Road in Mawnan Smith, United Kingdom.  

This potential development, situated within Trebah Farm, could provide various accommodation options for tourists visiting the popular Trebah Garden.

A pre-application report submitted by Acorus Rural Property Services on behalf of landowner Mr. R Kessell reveals that the applicant is open to offering a range of accommodation options at the site. 

Consequently, council planners have been asked for their opinions on the inclusion of tents, touring caravans, motorhomes, glamping facilities such as yurts, shepherd huts, log cabins, or even a combination of these options.

The proposed site is located directly north of Trebah Garden, adjacent to its car park. Currently, the land is covered in grass and enclosed by mature trees and hedgerows to the north, west, and south. A stock-proof fence separates the site from the Trebah Garden car park.

Acorus Rural Property Services argues that an appropriately designed and sympathetic tourist accommodation facility would not compromise the privacy or amenity of surrounding properties. 

Furthermore, the proposed development is not expected to adversely affect existing access or car parking provisions related to Trebah Garden.

The proposal indicates that the existing access to the site will be used for the development. 

Grove Hill Road, according to areport, can accommodate vehicles passing in either direction and is deemed adequate for touring caravans and motorhomes. If necessary, Kessell is open to extending the current visibility for vehicular access.

The consultants maintain that the adjacent car park sets a precedent for the immediate locality in terms of landscape impact. 

They believe that the proposed seasonal tourist accommodation would not harm the local landscape any more than the existing car park.

Depending on the council planners’ feedback, the applicant will decide whether to submit a full planning application for the site. 

If this occurs, the public will have the opportunity to comment on the proposal. The pre-application proposals can currently be viewed on Cornwall Council’s planning portal planning.cornwall.gov.uk/online-applications, using the reference PA23/00395/PREAPP. 

The proposed campsite could have implications for private campground owners and operators in the nearby area.

If approved, it may lead to increased competition, requiring existing businesses to enhance their facilities or diversify their offerings to remain attractive to tourists. 

However, the development could also contribute to the overall growth of tourism in the region, potentially benefiting all businesses within the sector.

As the proposal progresses, local campground owners and operators will likely be monitoring the situation closely, ensuring they are prepared for any potential impact on their businesses.
