Wilmington’s Proposed RV Park Moves Forward After Development Pause

Plans for a proposed Studio Park RV in North Carolina, which would become the first recreational vehicle park built within Wilmington city limits, are moving forward following a temporary development pause.

Construction is expected to take approximately one year, with an opening anticipated between spring and fall of 2026.

The project is proposed on an undeveloped 18-acre tract at 2231 One Tree Hill Way and received rezoning approval from the Wilmington City Council in August 2023. 

Studio Park LLC, managed by Jeff Bouton, purchased the property in 2022 for $435,000, according to New Hanover County property records.

Bouton said the project was temporarily delayed as he and his partners prioritized other construction and real estate ventures. 

Work resumed in early 2024 with the hiring of a civil engineer to design the site’s infrastructure. Due to the natural slope of the land, additional planning was needed to meet stormwater management requirements.

“It’s just been a long and tedious process. The land is very unique and … a lot of creativity was involved with making sure that we get our stormwater requirements,” Bouton said, as reported by Wilmington Biz on April 21. 

“We believe that we’ve successfully maximized that and maximized the opportunity of the site,” Bouton said.

Bouton added that the project is geared toward travelers seeking a luxury RV experience, a market segment that has expanded in recent years.

Site plans submitted to the City of Wilmington show the development will include 50 RV pads, a 3,500-square-foot building housing an office, dining area, and camp store, a 1,300-square-foot bathhouse, a 1,500-square-foot maintenance building, and a dock and kayak launch along Smith Creek, which borders the property.

Currently, the project team is pricing major components such as site work, architectural design, and building construction, while also pursuing Coastal Area Management Act (CAMA) permits for the waterfront amenities.
