Marcus & Millichap Facilitates Sale of Whistle Stop RV Resort Along Interstate 20

Marcus & Millichap has completed the sale of Whistle Stop RV Resort, a 115-site property in Abilene, Texas. The resort, spanning more than 20 acres and strategically located along Interstate 20, was sold by a Dallas–Fort Worth investor to a buyer with an existing portfolio of Texas RV parks.

Marcus & Millichap investment specialists Skyler Henderson and Brad Dorsey handled the exclusive listing and marketing of Whistle Stop RV Resort. The brokers also procured the buyer for the transaction.

The resort is located at 695 E. Stamford Street in Abilene and covers 20.53 acres. It was constructed in 2016 and offers full city utilities.

The park offers a wide range of recreational amenities for guests of all ages. Sports enthusiasts can enjoy a lit pickleball court, lit bocceball court, and a lit regulation volleyball pit, with all necessary equipment available in the office foyer. 

Additional activities include horseshoe pits, a playground with two large swing sets, and a community firepit with benches. The pavilion is lit and features numerous games, including cornhole, while the spacious, fenced dog park offers a seasonal dog wash. 

Equestrian guests can take advantage of 16 covered pipe horse stalls with a wash rack, providing space for larger four-legged family members. In addition to these stalls, the park offers on-site travel trailer rentals.

The park also provides RV storage.

Guests can take advantage of two bathhouses, each containing four private bathrooms, with one ADA-compliant facility per bathhouse. Laundry is available in two rooms, each equipped with four washers and six dryers. 

Two community smokers are also located in the crushed granite area in front of the pavilion. The office also sells RV parts, snacks, grocery items, and beer and wine. For water recreation, the park features a 17,000-gallon saltwater pool.

Whistle Stop RV Resort’s location provides direct frontage on Interstate 20, a corridor with an average daily traffic count exceeding 26,000 vehicles, enhancing visibility and accessibility.
