CTX Capital Partners Grows Central Texas RV Resort Portfolio with Strategic Developments, Upgrades

CTX Capital Partners has expanded its outdoor hospitality footprint in Central Texas, completing major upgrades to two of its RV resorts and launching a new, ground-up development designed for long-term stays. 

The projects aim to serve a wide range of RV travelers, from short-term vacationers to extended-stay guests seeking upscale accommodations.

The investment firm focuses on real estate development within the outdoor hospitality sector. 

Its latest projects include the Phase 2 expansion of Treeside RV Resort in the Texas Hill Country, extensive renovations at San Marcos River Resort in Fentress, and the opening of Arroyo Valle RV Resort in Del Valle.

“Our goal is to create destinations that meet the evolving needs of today’s RV community,” Clayton Mansfield, construction manager at CTX Capital Partners, said in a press release.

“Whether guests are seeking an upscale resort experience in the Hill Country, a riverfront family vacation, or a long-term home base near Austin, our portfolio is designed to offer something for everyone,” Mansfield added.

At Treeside RV Resort, the Phase 2 expansion introduces 154 larger, fully concrete RV sites. New amenities include a bathhouse with family restrooms and showers, a larger clubhouse with workout facilities and expanded retail space, an adult-only pool with a 20-person hot tub, and outdoor recreation areas including pickleball courts and cabanas.

The resort also added enhanced storage areas for boats and RVs, along with upgraded programming to support on-site community events such as food trucks, karaoke nights, and family-friendly activities.

San Marcos River Resort, located along the San Marcos River, has also undergone renovations intended to elevate the property into a leading riverfront destination. 

Improvements include new paved roads, upgraded RV pads, remodeled cabins and treehouses, and a new bathhouse and clubhouse equipped with laundry and retail amenities.

The resort now features riverside cabanas for rent, a new pool with a tanning shelf, a 20-person hot tub, a refurbished playground, and increased capacity for hosting community events. A propane refill station and drive-up check-in area were also added to streamline guest services.

Meanwhile, Arroyo Valle RV Resort opened as a newly developed, long-term RV resort six miles from Circuit of the Americas in Del Valle. It offers 183 full-hookup sites for short- and long-term guests, along with a resort-style pool, clubhouse, fitness center, and laundry facilities.

Community-focused features include a seven-acre on-site lake with a covered pavilion, fire pit, and other shared spaces to support long-term residential living and social connection.
