In an exclusive e-mail interview, D Melton told Modern Campground that the decision to expand is a direct response to increasing demand from both new and repeat RV customers.

“We continue to have great reviews and feedback from our guest[s] and we listen to all of the suggestions and comments in order to better each expansion for the park. We keep hearing that we need to keep building and expanding to meet the need,” he added.

The new amenities are part of a larger mission to provide a comprehensive and enjoyable experience for RV enthusiasts.

“My partner Bill and I both thought due to our location here in the Columbia metropolitan area we would have great success. Customer response had been tremendous again due to our location and the size of our very large site sites indicative of our park’s name,” Melton told Modern Campground.

Phase II of the resort’s expansion has already been completed, adding 59 new sites, 54 of which are pull-through, accommodating larger RVs. This section achieved nearly full occupancy within six months, underscoring the high demand and the resort’s ability to meet the needs of the RV community effectively.

The ongoing Phase III is in line with the resort’s long-term plan, which includes continuous improvement and expansion to cater to the growing RV market. The inclusion of a new swimming pool and pickleball courts is expected to enhance the recreational offerings for guests.

The resort’s commitment to guest satisfaction is evident in the provision of a well-appointed clubhouse, camp store, office, full gym, laundry with lounge, bath/showers, and a community room for gatherings. These facilities are designed to ensure a comfortable and convenient stay for guests.

Scheduled to open in late spring, the new swimming pool and pickleball courts will add to the already popular amenities like the playground and dog park, further enriching the guest experience and catering to a wide range of preferences.

The expansion does not end with Phase III. Melton mentioned additional phases in the pipeline, signaling a continuous effort to evolve and enhance the resort in response to guest feedback and industry trends.

In addition to the existing resort, Melton, together with partners Bill McLeod and Chris Neely, is developing a new RV park named Mid Point I 95 RV Park, located just off I-95 outside of Myrtle Beach, South Carolina.

The expansions and new developments are indicative of the broader trends in the outdoor hospitality industry, where demand for RV-friendly accommodations with comprehensive amenities is growing.

Operators in the campground and outdoor hospitality sectors can learn from this case study, recognizing the importance of responding to market demand, continuous improvement, and the strategic development of facilities to attract and retain guests.
