Simply Marinas concluded 2025 with strong sales momentum, reporting more than $450 million in marina transactions over the past four years.
The firm highlighted $120 million in deals during the fourth quarter alone, positioning the company as a broker in the U.S. marina market and signaling optimism for continued growth in 2026.
Simply Marinas reported several notable marina transactions in the fourth quarter of 2025, including Cottonwood Cove Campground and Marina in Nebraska, Castaways Yacht Club in New York, Boat Tree Marina in Florida, Waterman’s Marina in Texas, Shelter Bay Marine in Florida, Pebble Isle Campground and Marina in Tennessee, and Coconuts RV Resort and Marina in Missouri.
Two Pacific Coast offerings were also sold or put under agreement, though the company did not disclose details due to confidentiality agreements. Additional listings are currently under agreement, according to the firm.
“Most of our offerings have been confidential, which we attribute to our strong network of over 14,000 marina buyers that we have cultivated over the past 24 years,” Michelle Ash, owner and broker of Simply Marinas, said in a press release.
Ash noted that her team has facilitated over 270 marina transactions, adding that the company’s specialists and award-winning marketing have contributed to its high sales volume.
“Recent sales over the last four years have exceeded $450 million,” she said.
George Ash, Simply Marinas’ national director, also stated the marina sales market is positioned for significant growth in 2026.
He cited factors such as softening interest rates, increased access to capital, and a growing number of buyers as contributing to the trend.
Investors, Ash added, are increasingly drawn to marinas due to accelerated depreciation benefits and favorable capitalization rates relative to other commercial real estate sectors.
“The limited supply of available marinas and the barriers to entry create a unique opportunity for substantial upside. This combination leads to an optimistic forecast for the marina market,” Ash said.
