Community Raises Concerns Over RV Park Proposal Near 55th Street in Grove

Opposition is mounting over a proposal to rezone land off 55th Street in Grove (Oklahoma) to allow for the development of an RV park, with residents voicing concerns during hearings.

The Grove Planning Commission opened discussion on the rezoning request Sept. 9 and is scheduled to continue the process at a second hearing on Sept. 16 at 4:30 p.m. The request would reclassify the property from residential to commercial (C-3), a step needed before development could move forward.

The property owner is expected to present arguments for why the land should be rezoned to accommodate the project, which would bring an RV park to the area. 

The commission’s review is part of the city’s established zoning process, which includes multiple steps before any final decision is made.

Nearby residents raised objections, citing concerns about neighborhood character, property values, and the impact of adding a commercial RV development adjacent to existing homes. 

“This is a great neighborhood. There’s a lot of really nice people here,” one nearby property owner said, as reported by KOAM on August 22. “Everybody knows everybody. … I don’t know what that does to our property values if a trailer park goes in next to us.”

In addition to objections about the project itself, some residents have expressed dissatisfaction with the city’s notification process. They argue the rezoning notice was not easily visible to the public.

“The sign was hidden in the grass line. It was an eight-and-a-half by 11 sheet,” said one neighbor, who documented the notice with drone equipment. “That’s not really a good public notice.”

City officials responded that the notification process complied with state requirements. 

“It’s a notice, not necessarily a sign,” the city’s building inspector said. “The public is notified in several different ways: a posting on the property, letters to property owners within 300 feet, a posting at City Hall, and publication in the newspaper.”

The commission will evaluate not only the rezoning but also a required site plan review, which will determine whether additional zoning restrictions and development standards should apply if the RV park is approved.
