Proposed RV Park Rezoning in Morton Township To Undergo Public Hearing in March

Morton Township in Michigan is evaluating a rezoning request that could transform parcels of the Canadian Lakes area into an RV park development, according to a Pioneer news report. A public hearing is set for March 20 at 5:30 p.m.

“The decision to apply for a rezoning request emanates from the absence of distinctly identified land uses for zoning in Morton Township,” Brian Czarnecki, from Freshwater Hospitality Consulting and Bollman Investment Properties, said.

Michigan offers a wide array of outdoor activities and recreational opportunities that cater to a diverse range of interests and abilities. During the winter months, residents and visitors can enjoy snowmobiling along scenic trails, fishing in serene streams, wildlife viewing in snow-dusted forests, and accessible recreation options for all. The state’s parks also provide settings for camping, hunting, hiking, biking, and historical exploration. 

The proposal, submitted by developers seeking to rezone five parcels along Lake Drive and 105th Avenue, focuses on four parcels from AG2 to Campground and one from R1 to Campground, alongside a variance to double the zoning requirement from three to six campgrounds per acre, with each site ranging from 2,300 to 2,500 square feet.

“Rural townships typically designate campgrounds and RV Parks as appropriate special land use in AG-zoned districts. We choose to submit for rezoning of the five parcels, as we believe this is the most applicable process for a site-specific project of this kind. We were very transparent in our application that we would seek a variance for six sites per acre. That is still under the national average for modern RV Parks,” Czarnecki said in the same report.

The proposed development promises a phased opening, aiming for initial operations in the summer of 2025 and full functionality by 2026. During a public hearing, residents voiced concerns over potential traffic congestion, environmental degradation, and the disruption of the area’s tranquil atmosphere. 

The development aims to be self-contained, offering a variety of on-site activities and amenities to minimize the need for guests to venture into the surrounding community, addressing worries about overcrowding and resource depletion.

The planned amenities, such as a pool, cabana, mini-golf, and various courts and playgrounds, are designed to foster a sense of community and engagement among guests while preserving the area’s natural beauty.
