New Caseville RV Resort to Feature Clubhouse, Pool, 65 Seasonal Sites

A new RV campground is coming to Caseville, Michigan, with the Caseville Sunset RV Resort scheduled to open for its first full season in spring 2027. 

The development will include 65 full-hookup seasonal sites, each outfitted with concrete pads, decks, and parking space, according to project owner Jerald Ignash.

Ignash, a local entrepreneur with experience in gas station and commercial development, said the idea for the resort emerged as he considered the best use for the land that also aligned with his budget. 

“I was just trying to figure out what would be the best fit there that also worked in our budget,” Ignash told Huron Daily Tribune, as reported on July 3.

Designed as an all-season campground, the resort is planned to operate from April 1 through November 1. 

Ignash said this extended season is meant to reduce weekend turnover and support a more consistent community of seasonal guests.

Registration for the 2027 camping season will begin in fall 2026, according to an informational flyer. An open house is also scheduled for that time to allow interested campers to visit the site and select their preferred lots. 

Each site will be equipped with water, sewer, internet access, and individual electric meters. 

The campground will also be gated and fenced for added security. Lot surfaces will include either turf or grass, depending on location.

Amenities under development include a swimming pool, clubhouse, children’s playscape, and designated game and activity areas. 

“Then we’re going to try to do some outdoor games and have someone there to do activities,” Ignash added.

Interest in the resort has outpaced availability. Ignash said the priority list for the 65 seasonal sites has already surpassed capacity, with about 100 names registered. 

The project, which began roughly 18 months ago, has faced multiple permitting and infrastructure delays. 

Ignash cited coordination with utility providers, including DTE Energy, as one of the main obstacles. “We’ve been working with DTE for over a year and we’re still working with them. They’re part of slowing us down,” he said.

Construction is expected to begin this fall, with completion targeted for spring 2027. 

“We’re hoping to have things wrapped up in the fall of ’26,” Ignash said. “But we want to have everything done by April of ’27 for sure.”

Originally designed for 85 campsites, the plan was revised to allow more space per lot and accommodate expanded amenities. 

Some residents raised concerns over tree removal during early site development. Ignash addressed these concerns by noting the land had been for sale for over two decades and most of the existing trees were unsuitable.
