Developer Proposes Lakeside Campground Development for Ponemah Mobile Home Park

A developer has proposed transforming the Ponemah Mobile Home Park in Fenton Township, Michigan, into a modern lakeside campground and resort. The project aims to cater to families and snowbirds by utilizing the property’s existing lots and boat slips along Lake Ponemah.

According to an article published by MLive, Michael Deem, AICP, Fenton Township Zoning Administrator, explained the developer’s vision: “The goal is to communicate it as a mobile home park but sort of transition it from the older units to more modern mobile home units, and sort of in the interim, while he does that, he’d like to have some RV parking there.”

The project timeline also aims to have modern units comprise a significant portion of the development within several years. Proposed improvements include repaving existing roads, upgrading laundry and bathhouse facilities, and enhancing overall landscaping.

However, the project faces regulatory challenges. The current zoning designation does not permit RV parking. To proceed, the developer must obtain a special use permit or change the zoning designation.

Deem emphasized that the recent planning commission meeting was introductory, stating, “It was just an introduction. They need to tighten up what their full plan is,” indicating that more detailed plans are required before further action.

The next steps in the approval process will involve a public hearing once the developer returns with more concrete plans. Following this, the planning commission will make a recommendation to the township board, which holds the final decision-making authority on the rezoning request.

The project’s location on Lake Ponemah adds to its potential appeal, as the lake is known for its recreational opportunities, including boating and fishing.

The developer’s approach underscores the importance of understanding local zoning regulations, as these guidelines are essential for navigating the complexities of property development. 

By familiarizing themselves with the existing zoning laws, developers can identify potential challenges and requirements, such as the need for a special use permit or a change in zoning designation. This proactive approach can facilitate a smoother approval process.
