KOA Congratulates Investorade on Purchase of Checotah/Lake Eufaula West KOA Holiday

Kampgrounds of America, Inc. (KOA) announced that Investorade, a Dallas-based real estate investment firm, has acquired the Checotah/Lake Eufaula West KOA Holiday in Oklahoma.

The purchase reflects ongoing investment interest in the outdoor hospitality sector, particularly in campgrounds with established recreational and tourism appeal.

Investorade, co-founded by Blaz Korosec and Blake DeWitt, focuses on campgrounds, recreational vehicle parks, and manufactured housing communities. The partners emphasized their approach to balancing tradition with modern expectations.

The Checotah/Lake Eufaula West KOA Holiday, situated near Oklahoma’s largest reservoir, has long been a regional draw for camping and recreation.

The property features direct access to Lake Eufaula, nature trails, a catch-and-release pond, canoe rentals, and a barnyard zoo with animals, including a resident mini-donkey named Jasper.

On-site amenities include a swimming pool, KampK9® dog park, gift store, snack bar, and meeting rooms for groups and reunions.

For campground owners and operators, the transaction highlights the sustained growth in outdoor hospitality as an asset class.

KOA’s 2024 Camping and Outdoor Hospitality Report found that campers contributed $61 billion to local economies last year, with average daily spending estimated at $200 per person.

Notably, 27 percent of campers reported interest in small-town visits, and 27 percent sought food tourism, trends that continue to shape campground development and partnerships with nearby communities.

The Checotah/Lake Eufaula West KOA Holiday joins more than 500 KOA-branded campgrounds across the U.S. and Canada. The KOA system includes KOA Journeys, designed for overnight travelers, and KOA Resorts, which offer expanded amenities and staff-led programming.

The newly acquired campground will remain open year-round, providing both regional tourism access and a stopover point along I-40. For more details, visit the campground’s website.

For campground business owners, this acquisition underscores how real estate investment firms are recognizing the value of outdoor hospitality not only as a revenue generator but also as a community driver.

The model of pairing traditional camping experiences with modern amenities aligns with evolving consumer demand and suggests continued opportunity for operators who invest in infrastructure and guest services.
