The Cadiz-Trigg County Planning Commission voted to designate property under consideration for annexation as a B2 neighborhood-highway business district, clearing a regulatory path for the expansion of the Cadiz RV Park.
The unanimous decision by seven commission members follows a petition from Trigg County Properties Inc., the park’s ownership group.
The owners intend to add between 10 and 15 acres to the existing facility located at 520 Rocky Ridge Road.
The zoning approval is a critical step for the local hospitality sector, as the park currently maintains an occupancy rate of more than 90%. Expanding the footprint of the facility is expected to address high demand for sites in the region.
Commission Chairman Tom Lawson said the property, currently a vacant lot in Trigg County, had no prior zoning classification. He noted that the B2 designation is consistent with the surrounding area, as the original RV park and the nearby industrial park are also zoned B2.
“We feel that the appropriateness of the classification for B2 has been established,” Lawson said, as reported by The Cadiz Record.
The commission’s recommendation now moves to the Cadiz City Council for final approval of the annexation. While the city previously approved an intent to annex the land, the council must now cast a final vote to officially bring the property into city limits.
Cadiz Mayor Todd King also said the annexation will be beneficial to the city.
Lawson said Cadiz Sewer and Water confirmed it has the capacity to service the new acreage.
“Cadiz Sewer and Water, they have no problem providing the services,” Lawson said.
City Administrative Officer Jack Lingenfelter also said the annexation will appear on a future council agenda, though a specific date has not been set.
The original Cadiz RV Park property was annexed and zoned more than 20 years ago, around 2000 or 2001. The current expansion site meets all requirements for permitted uses under the B2 classification, according to commission findings.
The motion to approve the zoning was made by Rick Clements and seconded by Jim Mullen.
