Swamp House Marina Enhances Offerings with RV Park, Dog Park, and Full Hookups

Swamp House Marina in Pensacola is set to expand its operations with the introduction of a new RV park, slated to open between March and April 1. 

This expansion, spearheaded by owner Dustin Reeves, will offer 28 RV spots equipped with full hookups, alongside additional parking for the marina and restaurant. The site will also feature an 800-square-foot bathhouse and a dog park for visitors. 

Reeves has been working on this project for several years, with approval from Escambia County’s Development Review Committee received in March 2023.

The expansion aims to cater to both local and out-of-town visitors, providing an alternative to the bustling Pensacola Beach area. 

“I would love to have a place for somebody to come enjoy live music, good seafood, a spot to (bring) their families for a weekend,” Reeves told Pensacola News Journal

“Just another option besides Pensacola Beach… we do have great seafood on this side of town, versus having to fight the parking issues and beach traffic.”

In addition to the RV park, the on-site restaurant, DeLuna’s Hideout Oyster Bar & Grill, will be replaced by The Fishing Hole, a local seafood chain with two existing locations in the area. This change will take effect on February 1. 

The marina’s amenities, including a wet slip, 24/7 boat launch, and views of the Escambia River, will remain unchanged, allowing the site to continue attracting boaters while offering new accommodations for RV enthusiasts.

For industry professionals, this development represents a growing trend of diversifying services at recreational facilities. 

The inclusion of both short- and long-term RV spaces at the park adds to the appeal of the site, catering to a range of customers, from weekend travelers to those seeking extended stays. 

As the RV market continues to expand, particularly in areas with outdoor recreational offerings, operators may want to consider similar diversification strategies to meet the needs of a broader clientele.

The Swamp House Marina’s expansion reflects the increasing demand for multi-use properties that combine outdoor hospitality with local amenities, offering an opportunity for operators to tap into multiple market segments. 

As Reeves noted, the addition of the RV park is not just about accommodating guests, but about providing a destination that enhances the local tourism experience.
