Proposed Pine Barren Park RV Site Submitted for Escambia County Review

Plans for a new RV park in Escambia County, Florida, have been submitted for review, signaling potential development along Highway 29 just north of Cotton Lake Road. 

The proposed project, named Pine Barren Park, would occupy 15 of the 22 acres under consideration and would sit directly across from Camp o’ the Pines.

Heather Cobb of Pensacola filed the application, which outlines plans to divide the land, reserving a portion for a single-family home while requesting a zoning change from rural residential to commercial for the remainder. 

The initiative is scheduled for a pre-application meeting with the Escambia County Development Review Committee at 1 p.m. on Wednesday.

According to the proposal, the park’s design emphasizes preservation of the existing natural environment. 

“The primary goal of the park is preservation of the current habitat and wetlands area to provide an enjoyable and nature-focused RV park. All efforts will be taken to leave the natural state of the land intact,” the application states.

The layout features a perimeter road with vehicle lanes spaced approximately every fifty feet. RV berths—each intended to accommodate a 14-foot vehicle—will remain unpaved and grass-covered. 

According to a report published by NorthEscambia.com, the proposal includes an 800-square-foot office building and notes that the site will utilize a well for water and a septic field for wastewater treatment.

“There will be various recreational amenities on the property, including benches, swings, picnic tables, and such,” the proposal adds.

While the official documentation does not specify the total number of RV sites, a hand-drawn illustration included in the application appears to depict six RV berths.

For outdoor hospitality operators, the development highlights ongoing demand for nature-focused camping destinations that minimize environmental impact. 

As land use regulations evolve and travelers seek more eco-conscious lodging options, new park developments like Pine Barren Park may provide both challenges and opportunities for industry professionals evaluating similar projects or investments.
