Florida continues to expand its roster of new and upgraded RV resorts as snowbirds prepare to migrate south for the winter season.
These developments promise more options for travelers seeking Florida’s sunshine, beaches, and recreation, according to the Florida RV Park and Campground Association.
“While the pace of new construction has slowed compared to a few years ago, we continue to see both new and expanding RV resorts in Florida, many of which have exceptional amenities,” Bobby Cornwell, president and CEO of the Florida RV Park and Campground Association, said in a press release.
The Tallahassee-based trade association manages CampFlorida.com, a travel-planning website featuring a searchable database of campgrounds, RV parks, and resorts across the state. It also represents park operators throughout Florida and Alabama.
Several new and expanding RV resorts are coming online in the region.
Homestead RV Community in Theodore, Alabama, plans to add 70 RV sites in 2026 along with more pickleball courts. Owners Ed and Monica Bridgman recently completed $1.2 million in upgrades, including an event center, swimming pool, and a pickleball court. The park, which opened in May 2021, offers a saltwater pool and high-speed internet.

In Pensacola, Leisure Lakes RV Resort plans to add 35 RV sites, likely in 2026. Meanwhile, Olde Florida Motorcoach Resort in LaBelle, which celebrated its grand opening in January, offers nearly 300 luxury motorcoach sites and a range of amenities such as a 15,000-square-foot clubhouse, pool and spa, fitness center, sports courts, a food truck park, and Wi-Fi.
Peace River Oaks in Bowling Green opened January 1 with 63 sites on 25 acres along the Peace River. The park includes 43 full-hookup RV sites with concrete pads, picnic tables, and fire pits, along with 20 riverfront glamping sites.

Rivers Crossing RV Resort in Branford opened October 15 with 50 large RV sites. “This park is a convenient base camp for scuba divers as well as kayaking and other water recreation enthusiasts,” a press release indicates. Plans for 2026 include a swimming pool, pickleball courts, and a permanent office.
Vacay Village of Pensacola in Pace plans to expand from 29 to 69 RV sites in 2026 and add six cabins. Current amenities include a swimming pool, hot tub, and a clubhouse with fitness and media rooms.
Two new Zeman Homes communities debuted this year featuring park model RVs. Beach House Cottage Retreat in Largo, a 55-and-over resort, opened in mid-summer with plans for 150 park models, a pool, spa, and fitness center. Solana Cottage Resort in North Port opened this fall with 140 park models and amenities including a heated pool, fishing pond, and dog park.

Several Fort Myers-area resorts also completed major renovations following damage from Hurricane Ian in 2022. Sun Resorts and Residences Sanibel Gateway, formerly Siesta Bay, completed renovations in August. The 55-and-over resort features 797 sites and a fishing lake.
Sun Retreats Fort Myers Beach, formerly The Groves, finished upgrades last year. The 264-site resort offers a clubhouse, pool, hot tub, and sports courts. Sun Resorts and Residences Fort Myers Beach, previously Indian Creek, continues renovations on its 1,430-site property, which includes heated pools and recreational amenities.
At Upriver RV Resort in North Fort Myers, Owner Lynda Phelps rebuilt 50 hurricane-damaged sites, resurfaced roadways, and added new docks, gazebos, and an outdoor kitchen. The pool area and recreation hall also received upgrades, including new furniture, landscaping, and heaters.
