RV parks and resorts across Florida and Alabama continue to welcome snowbirds this winter, with many properties offering special rates and extended-stay options between January and March, according to the Florida and Alabama RV Park and Campground Association.
“Now is a good time to make reservations for the winter season,” Bobby Cornwell, president and CEO of the Florida and Alabama RV Park and Campground Association, said in a press release. “Some parks are offering discounts for those who book their reservations now.”
The trade association operates CampFlorida.com and CampInAlabama.com, both of which feature searchable databases of privately owned campgrounds, RV parks, and resorts.
To help travelers find winter openings, the association recently surveyed its members to identify properties with availability during late fall and the upcoming winter season.
Cypress Campground and RV Park in Winter Haven, Florida, located just over two miles from Legoland, features a heated swimming pool, clubhouse, and organized activities, along with pickleball and shuffleboard courts, bocce ball, and horseshoe pits.

Encore Breezy Hill in Pompano Beach also offers a swimming pool and clubhouse, a game room with billiards, and courts for bocce ball and shuffleboard. Encore Terra Ceia Village in Palmetto provides an outdoor pool area, pavilion, clubhouse, fitness center, and pickleball courts.
Encore Tranquility Lakes in Cape Coral is also situated on a 90-acre lake and offers waterfront sites with full hookups, concrete pads, and picnic areas. Amenities expected to open in December include multiple pools, a whirlpool spa, a 10,000-square-foot clubhouse, pickleball courts, and a dog park.
Fiesta Key RV Resort & Marina in Long Key presents more than 300 full-hookup sites on a private island surrounded by ocean views. The resort includes a restaurant, beach bar, swimming pool, hot tubs, playground, and marina.

Meadowlark Shores in Moore Haven, a 60-site park under new ownership, has openings for Snowbirds. Amenities include heated swimming pools, pickleball courts, and 1,800 feet of fishing shoreline along the Caloosahatchee Canal.
Morningside RV Estates in Dade City, a 55-and-over community, provides organized activities, clubhouse events, and a relaxed atmosphere. Amenities include an enclosed heated pool, two clubhouses, horseshoe pits, and shuffleboard courts. The park also offers 10% off six-month stays for new guests.
Olde Florida Motorcoach Resort in LaBelle showcases a 15,000-square-foot clubhouse, a resort pool and whirlpool spa, wellness center, pickleball and tennis courts, bocce and shuffleboard, an outdoor movie theater, and a food truck park. Sites are available for both rent and sale.
Peace River Oaks in Bowling Green highlights 63 sites on 25 acres along the Peace River. The campground includes 43 full-hookup RV sites with picnic tables and fire pits and 20 riverfront glamping sites.

Pine Glen Motorcoach & RV Park in Panama City Beach, Florida, provides waterfront campsites and stocked fishing ponds. The park’s three-month snowbird special is $3,850.
Rivers Crossing RV Resort in Branford opened October 15 with 50 large RV sites. According to developer Brandi Everett, amenities include a temporary office and bathhouse, dog park, and fire pit, with plans for a swimming pool and pickleball courts next year. The park is near the Suwannee, Itchetuknee, and Santa Fe Rivers, making it a convenient base for scuba diving and kayaking.
In Lake City, Sharrah’s RV Park includes a dog park for small and large dogs. Discounts are available on monthly stays for military personnel, first responders, and healthcare workers.
Silver Springs RV Park in Silver Springs sits across from Silver Springs State Park and near Ocala National Forest. The pet-friendly park includes a heated swimming pool, organized activities, and games such as bocce ball, cornhole, ping pong, and shuffleboard. It also offers 10% off six-month seasonal stays for new guests.
Splash RV Resort and Waterpark in Milton features swimming pools, a lazy river, a splash zone, and a tiki bar. Other amenities include pickleball and basketball courts, a large hot tub, fitness classes, potlucks, game nights, and an on-site farmer’s market. Monthly guests receive a 20% discount on food and beverages, with additional discounts for visiting friends and family.
Sun Resorts and Residences Sanibel Gateway in Fort Myers, a 55-and-over resort with 797 sites, offers two swimming pools, pickleball and bocce courts, a fitness center, dog park, and fishing ponds.
Sun Retreats Fort Myers Beach, with 264 pet-friendly sites, welcomes guests with a clubhouse, swimming pool, hot tub, and courts for pickleball and shuffleboard. Snowbirds booking two months can get one free using the same promotional code.
For Sun Resorts & Residences Fort Myers Beach, the campground offers 1,430 sites, including 800 RV sites and nearly 600 manufactured home sites. The park includes two heated pools, courts for pickleball and bocce, and catch-and-release fishing.
In Big Pine Key, Sunshine Key RV Resort and Marina is located on the 75-acre island of Ohio Key. The Encore property offers waterfront sites, boat slips, a swimming pool, tennis and pickleball courts, and watercraft rentals including kayaks and jet skis.
Sunshine Village Manufactured Housing and RV Resort in Webster, located near I-75, is also offering a “stay the season new guest special” with up to $1,200 off for bookings made by Dec. 1. Weekly rates start at $174 and monthly rates at $748 for the remainder of 2025.
Upriver RV Resort in North Fort Myers is also providing first-time guests a 10% discount on three- to five-month stays. Owner Lynda Phelps noted recent upgrades including resurfaced roads, new docks, renovated bathrooms, and rebuilt sites damaged by hurricanes.
In Palmetto, The Tides Signature RV Resort features 389 RV sites on 95 acres with a fishing lake, two swimming pools, a 15,000-square-foot clubhouse, and pickleball and shuffleboard courts. Discounts are available for Canadians through the Quebec Federation of Camping and Caravanning.
The Waves Signature RV Resort in Naples also brings live music, line dancing, and other organized activities. Amenities include a beach-entry pool, pickleball, shuffleboard, bocce courts, and a putting green. Discounts are also available for Canadians.
In Pace, Vacay Village of Pensacola has 29 sites and plans to add 40 more plus six cabins next year. The park offers a pool, hot tub, clubhouse with fitness and media rooms, and gathering spaces for meals and games.
Kissimmee RV Park in Kissimmee is located near Disney World, Universal Studios, and SeaWorld. The park offers a heated swimming pool, recreation hall, and organized activities, with a 10% discount on six-month seasonal stays for new guests.
In Alabama, Homestead RV Community in Theodore offers a saltwater swimming pool, pickleball courts, and high-speed internet service
Paradise Found RV Resort has also selected sites available from January through March for $900 per month plus electricity. Some include extra parking pads, furniture, and grills. Amenities feature a resort-style pool with kids’ splash area, pickleball courts, and rotating food trucks.
