Real estate investment firm DLP Capital has broken ground on the first of its new collection of luxury “Dream Outdoor Resorts” that will soon span over 2,500 RV pads across the Southeast U.S.
According to a press release, the new resort in Callahan, Florida, called “Dream Outdoor Resort Callahan,” will kick off this new collection aimed at redefining and enhancing the RV vacation experience. DLP Capital recently purchased the 265-acre property, which was previously being developed as the Callahan Country RV Resort under previous ownership, Jacksonville Daily Record reported earlier this month.
Phase 1 of Dream Outdoor Resort Callahan is expected to open in summer 2025 with 150 RV pads and amenities like a splash park and clubhouse. When fully completed, the resort will feature 397 total RV pads, including pull-through and back-in sites, as well as 53 tiny home cottages available for rent.
Amenities will include an 18-hole golf course with synthetic greens, a lazy river splash park open to the public, restaurant, tiki bar, retail store, pool, mini golf, pickleball, dog park, and more.
“DLP Capital sees incredible untapped potential in the luxury RV resort sector,” said Don Wenner, founder and CEO of DLP Capital, in the release.
The company owns two existing resorts—Ocala North RV Resort and Island Oaks RV Resort near Jacksonville—and plans to develop over 2,500 total RV sites across the Southeast under its new “Dream Outdoor Resorts” brand. Daily rates at DLP’s Ocala North RV Resort range from $55 to $85 per night.
Wenner cited the continued growth in RV ownership and road trip vacations as motivation behind the new resorts. “DLP Capital plans to become a dominant force in the luxury RV resort industry at a time when Americans continue to change the way they vacation, with more than 11.2 million households in the US now owning an RV,” the release reads.
Surrounded by wetland preserves, the Callahan resort will be close to popular North Florida attractions like Amelia Island, Fort Clinch State Park, and area beaches. It marks the first of what DLP Capital plans to be many new “Dream Outdoor Resorts” aimed at capitalizing on the rising popularity of RV travel and outdoor recreation.
