A new Love’s RV Park in Cañon City, Colorado could break ground in May, according to a report.
The Cañon City Planning Commission on Wednesday OKd an initial plan for five lots on 51.91 acres. Lot 1 comprises 22.51 acres which will make up 43% of the subdivision of the proposed RV park, Lot 2 (6.06 acres) holds 12% of the land where a hotel was proposed, Lot 3 measures 6.22 acres with 12% still unplanned while Lot 4 (4.74 acres) is 9% unplanned. Lot 5 is 10.34 acres, 20% would be for a travel plaza and one ROW measuring 2.04 acres is 4% of the five lots.
The commission approved a Special Review Use for the RV park and voted to recommend to the city its approval at a meeting on March 21. If the proposal is approved, then the next step would be to prepare the final plan and estimate the cost of the public improvements. Plans for the site have not yet been filed for either the hotel or plaza.
The entire property would be serviced by a new private road, which starts at Four Mile Ranch Parkway and concludes in a cul-de-sac.
Love’s RV Park would include 124 full-hookup RV spaces. Additional amenities to be available to guests include the sale of bulk propane, fire pits and grills, pavilions for outdoor gathering, dog park, general store, laundry facilities, showers, security fencing and a perimeter fence around the site, available wi-fi, and recreational facilities such as pickleball courts, horseshoes, cornhole, basketball, and a children’s playground and splash pad.
The planned RV park will be connected at the site plan by a proposed Love’s Travel Plaza and a full-service hotel.
Alex Ewers of 3 Rocks Engineering said that the planned date for the construction is in May. Once started, the construction could be completed in a few months.
