GM Development has expanded into outdoor hospitality with the opening of Lostfork Basecamp, a new glamping destination near Grant, Colorado.
The site, which began operations at the end of May, marks the company’s first foray into campground development. Nearly all event bookings are reserved through 2026, according to Moore.
The project took approximately two and a half years and $3.7 million to complete, including the land purchase. Zoning approvals and securing water rights were among the most challenging aspects of the process.
Located on the Grant side of Guanella Pass, Lostfork Basecamp sits on 10 acres along Geneva Creek. Four of the 10 acres are currently developed.
The property features nine cabins, nine RV sites, and nine tent pads, with amenities including cold plunge pools, saunas, nearby hiking trails, and a man-made beach.
Since its launch, more than 500 guests have stayed at the basecamp.
GM Development plans to expand the property next year by adding canvas tents with private decks, further enhancing its luxury outdoor offerings.
“The creek there flows into the north fork of the South Platte, so this area was kind of the forgotten fork,” Skyler Moore, co-founder of Modus Real Estate, GM’s brokerage division, said, as reported by The Denver Post on July 11.
The site’s name, Lostfork, reflects the area’s underappreciated location.
“And the reason we called it basecamp is because Geneva Ski Basin is up there,” added fellow co-founder Ben Gearhart.
Although the ski area closed in the 1980s, it remains popular with backcountry skiers — a group GM hopes will frequent Lostfork during winter months.
Each 300-square-foot cabin includes a private hot tub, and the site also offers a venue for weddings, concerts, and events.
“That’s a big challenge in the wedding and camping worlds, to identify a spot 60 minutes from Denver with a mountainside river,” Moore said. Proximity to the city, the founders noted, was a major advantage in attracting both event planners and outdoor enthusiasts.
To raise the basecamp’s profile, Moore and Gearhart launched the Lostfork Lung Buster bike race, a 65-mile ride that crosses Guanella Pass to Georgetown and back, with a vertical gain of 6,500 feet. The inaugural event was held this year before Memorial Day.
