Recreational Investment Group Unveils Plans for New RV Park in Camp Verde

Recreational Investment Group LLP has acquired 16 acres at the northwest corner of Highway 260 and Dickison Circle in Camp Verde for $1 million. 

The group unveiled plans to develop an RV park. The Thunderbird RV Ranch is set to offer 120 to 130 lots for middle-class travelers, with plans to complete construction within 12 months, according to company partner Dari Mahboubi. The project aims to cater to families, couples, and remote workers.

The development will bring new amenities to the area, including a fitness center, general store, clubhouse, and dog park. The lot sizes will range from 40 to 70 feet, with several pull-through sites designed to accommodate larger vehicles. 

The Thunderbird RV Ranch will also follow the company’s strategic focus on parks ranging from 100 to 200 pads across the Southwest and Midwest.

Mahboubi anticipates monthly rental fees between $800 and $850, providing a family-friendly option within the RV park market. The project is expected to create about eight jobs, boost the local economy, and enhance Camp Verde’s hospitality infrastructure.

According to an article published by Journal AZ, Town Manager Miranda Fisher emphasized the town’s potential revenue from the development, with a 6.65% sales and bed tax offering significant benefits to Camp Verde. Recreational Investment Group is also working on similar projects in Payson, Arizona, and Cheyenne, Wyoming. 

Mahboubi highlighted the growing demand for affordable, quality RV parks catering to travelers and families. “I think there’s a lot of opportunity to build quality family-oriented parks with nice amenities in the $600 to $800 a month space,” he explained, aiming to fill a gap in the market without venturing into mobile home parks or overly expensive offerings. 

Fisher also highlighted the challenges posed by the site, including the wash and coordination with the Arizona Department of Transportation for access roads. “They’re working with their engineer on solutions for the wash and with ADOT for a right-in, right-out setup.”

The Camp Verde Town Council unanimously approved the project’s use permit on November 1, following a close 4-3 vote by the Planning and Zoning Commission. While the project has received support, concerns over water conservation for landscaping were raised during council discussions. 

The land is located in an “Opportunity Zone,” a designation encouraging investment in low-income areas with potential for significant growth. Investors in these zones can benefit from capital gains tax deductions if they hold their investment for at least five years.
