KOA Welcomes Jimmy and Joe Watson as New Owners of Yuma River Front KOA Journey

Kampgrounds of America (KOA) announced the conversion of a historic riverfront property into the Yuma River Front KOA Journey. The acquisition was led by Jimmy and Joe Watson, experienced operators in the outdoor hospitality sector.

Located along the Colorado River, the property combines direct water access with significant acreage for recreational vehicle accommodations. The transition to the KOA franchise model marks a strategic shift for the campground, emphasizing brand standards and amenity upgrades.

A defining feature of the campground is its integration of local history. The site includes a building dating back to the 1880s, which the new owners are developing into a museum showcasing Model T cars and antiques. 

The owners have described the space as a blend of “American Pickers” and “Cars Land.”

According to a press release, Jimmy Watson, co-owner of the Yuma River Front KOA Journey, highlighted the property’s inherent potential for franchising. 

He noted that the site was well-positioned for the brand due to its specific physical attributes.

“This property was destined to become a KOA, having river frontage, historical buildings, and huge sites with plenty of room for expansion,” Watson said.

Watson further expressed that the ownership team feels “blessed” to manage the location. He stated their goal is to develop the site into a “rock-star KOA property.”

Significant capital improvements have been made to align the park with modern traveler expectations. The property has introduced a new swimming pool and spa to extend the site’s appeal to leisure travelers.

Additional recreational facilities include new pickleball courts, reflecting growing demand for active lifestyle amenities. Infrastructure upgrades also include modern bathhouses and a boat dock to facilitate river usage.

The conversion aligns with broader economic trends in the outdoor hospitality sector. According to the 2024 KOA Camping and Outdoor Hospitality Report, campers contributed approximately $61 billion to local economies over the last year.

Data indicates that the average camper spends $200 per day during their trips. This spending is increasingly driven by a desire for local cultural experiences, with 27% of campers expressing interest in visiting small towns.

The Yuma property operates under the KOA Journey brand distinction. This specific brand segment focuses on providing convenient overnight stops near major highways, featuring long pull-thru sites and efficient after-hours check-in processes.

The Yuma River Front KOA Journey joins a network of more than 500 open-to-the-public campgrounds across the United States and Canada.
