Pearland Weighs Zoning Change for New RV and Boat Storage Facility

Pearland city officials are considering a zoning change to allow for the construction of a large-scale storage facility for RVs and boats near the northeast corner of Dixie Farm Road and Main Street. 

According to an article by Community Impact, the proposed site would be reclassified from light and heavy industrial to a planned development district, paving the way for a new facility featuring 131 covered spaces and 246 enclosed units, ranging from 35 to 50 feet deep.

At its May 12 meeting, Pearland City Council reviewed the request submitted by Dixie Farm Property LLC, represented by applicant Paige McKee. 

The facility would offer gated access, concrete driveways, and digital systems for rentals and entry, catering to growing demand for secure, long-term vehicle storage. 

The 15.9-acre lot is currently undeveloped and bordered by industrial land and a landfill.

City planning staff initially flagged issues with the original site plan, including limited architectural detailing and lack of pedestrian access. 

However, following revisions—such as the addition of fencing—city staff confirmed that most concerns had been addressed, according to Martin Griggs, deputy director of community development.

The city’s Planning and Zoning Commission unanimously recommended approval of the zoning change on April 21. 

Public response was positive as well, with 13 residents submitting comments in support of the project.

Pearland City Council is expected to hold a final vote on the ordinance during its May 19 meeting, pending a right-of-way permit for Dixie Farm Road. 

If approved, the project would move into permitting and drainage review phases before construction begins.

This project reflects growing demand for secure storage infrastructure as ownership rises in suburban regions. More high-quality storage options can increase long-term vehicle use and support consumer confidence in RV purchases.
