Norfolk Farmhouse with Glamping Business Listed for £1.5M

Botany Farm, a five-bedroom farmhouse with an established glamping business near Fakenham in Norfolk, has been listed for sale with a guide price of £1.5 million.

Represented by Savills, the property offers both residential appeal and commercial potential in the growing outdoor hospitality sector.

The 18th-century farmhouse has undergone modernization, including recent updates to the kitchen and breakfast area.

The ground floor features an open-plan kitchen and dining space, a triple-aspect reception room with a wood burner, a boot room, a cloakroom, and a ground-floor bedroom with an en-suite that could serve as a study.

The upper floor includes four double bedrooms and a family bathroom. The primary suite includes an en-suite bathroom and a dressing room.

According to Eastern Daily Press, planning permission is in place for an extension that would add additional reception space and two more bedroom suites.

The home is surrounded by private gardens, with features such as a paved terrace, lawns, a rose arbour, greenhouse, herbaceous beds, an above-ground swimming pool, and a summerhouse.

Additional amenities include a paddock, a gravelled parking area, and a play area.

The accompanying glamping site operates independently from the main residence and comprises a diverse range of accommodations.

Current facilities include three safari tents, a glamping pod, a star-gazing dome, a luxury lodge, and two bell tents, supported by a shower block.

The property benefits from planning consent to expand the site to 16 units. A steel-framed barn houses operational facilities such as a workshop, commercial laundry, and storage areas, supporting the glamping business.

Additionally, there are four stables and three paddocks with post and rail fencing.

“Botany Farm is an exceptional lifestyle opportunity, one which taps into the attributes of this part of Norfolk as a private home, but also as the ideal destination for the established and well-regarded glamping business,” said Ben Rivett of Savills.

Situated near the village of South Creake, the property offers proximity to key tourist destinations, including the Burnhams and Brancaster along the north Norfolk coast.

The local village features amenities that support a family-friendly atmosphere, including a gastro pub, tennis club, children’s play area, a 14th-century church, and a village green.

For business owners in the outdoor hospitality sector, Botany Farm presents a rare opportunity to acquire a property with dual potential—residential comfort and a scalable tourism enterprise.

With existing infrastructure, room for expansion, and a location known for its natural appeal and visitor traffic, the listing offers a practical model for owners seeking to invest in or grow a rural glamping business.
